  • In accordance with the Appraisal Independence Requirements (1026.42); if you would like to request a reconsideration of value (ROV) please complete the information below. Only one ROV request is permitted per appraisal report and cannot be submitted after the loan has closed.

  • Identify the unsupported, inaccurate, or deficient areas of the appraisal report. Examples include:

    • Correct and/or explain factual errors within the appraisal report.
    • Opinion of value is not supported.
    • Reflects prohibited discriminatory practices.

  • If providing additional comparables for review, see next page and note the following:

    • Do not include sales that closed after the effective date of the appraisal and no more than 12 months old.
    • Do not include listing or pending sales.
    • Comparable sales should have similar characteristics including style of home, size of lot, square footage, bed/bathroom count, age, condition, and quality of construction
    • Above grade square footage of the comps should be +/- 20% of the subject.
    • If you live in a subdivision, neighborhood, condominium, PUD, recent sales in your development of similar homes are the most persuasive.
    • Your Loan Officer and/or Real Estate Agent may be able to assist in completing this form.
