I am writing to address the Zorro Blanco apartment complex proposal for Tierra Contenta. This project poses significant issues that could harm our community. Please consider the following key points:

Housing as a Commodity: Zydeco66 is paying to avoid offering low-income housing. With mostly single-bedroom units, this project clearly excludes small families. Without strong renter protections, this reinforces housing as a commodity, not a social good.

Privately-Owned Apartments and Affordable Housing: Private developers exploit our housing crisis. NM's Rent Control Preemption Act lets landlords set and hike rents freely. Zydeco66's choice of GreyStar for property management raises concerns due to their poor tenant support reputation.

Cost of Living Concerns: New apartments aren't curbing costs; they're attracting affluent residents and displacing lower-income families. Rents have jumped 70% since 2017. We need true affordable housing solutions, not profit-driven projects.

Housing Shortage Issues: Short-term rentals and out-of-state ownership exacerbate our housing shortage. 15% of Santa Fe's homes are owned by non-residents, reducing long-term housing availability and driving up rents.

Need for Stability and Community: Single-family homes and condos provide stability and community investment. Homeowners stay longer, fostering stronger community ties. Condos offer affordable options and community-building amenities.

Water Shortage Crisis: Santa Fe is in a water crisis, and development plans aren't prioritizing this. The building surge strains our limited resources, raising sustainability concerns.

Lack of Local Amenities: The proposed site lacks essential amenities like grocery stores and pharmacies. Developing a large complex without these increases traffic and strains resources. We need essential infrastructure first.

Zydeco66's plan prioritizes profit over community needs. We need to address rent control, absentee ownership, and infrastructure to create a thriving community. 

Our community has started a petition in opposition to this plan and goes into further detail about each of these points including references. We hope that you will see this is a reflection of the community's deep apprehension about this project. 

I urge you to take immediate action to align development plans with our community's true needs.
