• Renovation Application

  • The following types of works require approval:

    Minor Renovations

    (i) Renovating any room in a lot;

    (ii) Changing recessed light fittings;

    (iii) Installing or replacing wood or other hard floors;

    (iv) Installing or replacing wiring, cabling, pipes, or ducts

    (v) Installing or replacing power or access points;

    (vi) Work involving reconfiguring walls;

    (vii) Removing carpet or other soft floor coverings to expose underlying wooden or other hard floors;

    (viii) Installing a rainwater tank;

    (ix) Installing a clothesline;

    (x) Installing a reverse cycle split system air conditioner or ducted air conditioning system;

    (xi) Installing double or triple glazed windows;

    (xii) Installing a heat pump or other hot water service;

    (xiii) Installing ceiling insulation;

    (xiv) Installing an aerial, antenna, or satellite dish;

    (xv) Installing a skylight, ventilation or exhaust fan or a whirlybird directly above a lot;

    (xvi) Any other work described in Section 110(3) of the Act;

  • Major Renovations:

    An owner’s work which affects the common property for the following purposes:
  • (xvii) Structural changes;

    (xviii) Changes to the external appearance of a lot, including the installation of an external access ramp;

    (xix) Waterproofing;

    (xx) Work for which consent or another approval is required under any other legislation (e.g. development consent under the Environmental Planning and Assessment Act 1979);

    (xxi) Work that is not Cosmetic Work or Minor Renovations.

  • Cosmetic Work

  • (i) Installing or replacing hooks, nails, screws or the like for hanging paintings and other things on walls;

    (ii) Installing or replacing handrails;

    (iii) Painting;

    (iv) Filling minor holes and cracks in internal walls;

    (v) Laying carpet;

    (vi) Installing or replacing built-in wardrobes;

    (vii) Installing or replacing internal blinds and curtains;

    (viii) Installing any locking or other safety device for protection of a lot against intruders;

    (ix) Installing any screen or other device to prevent entry of animals or insects on the lot;

    (x) Installing any locking or other safety device to improve safety within a lot;

    (xi) Installing any device used to affix decorative items (e.g. framed paintings) to the internal surfaces of walls

    in a lot; (xii) Any other work described in Section 109(2) of the Act;

    You do not need approval for cosmetic renovation, but you will still need to let you owners corporation know of your plans.

    Please send an email to your committee with plenty of notice incase they have to notify the rest of the plan.

    We kindly request any lot owner proposing works to their lot, fill in the enclosed application form. This will help our office best guide the process and ensure compliance with requirements.

    In proceeding with your application, you acknowledge that administrative costs will be incurred in the progression of. If you have questions about fees please reach out to your Strata Manager

     

  • Declaration

    • I apply for approval to carry out the renovation works described in this application.
    • I confirm that I have read and understood By-law I attached to Strata Plan and agree to comply with its contents.
    • I declare that all the information in and attached to the application is, to the best of my knowledge, true and correct.
    • I understand that if the information is incomplete the application may be returned, delayed, rejected or more information may be requested.
    • I acknowledge that if the information provided is misleading, any approval granted may be void.
    • I give my consent for authorised representatives of the Owners Corporation to enter the lot at an agreed time to carry out inspections relating to this application if required.

  • Owners Consent

    Every registered owner of the lot must sign this application form.
    If the owner is a company, this form just be signed by two directors or a director and a company secretary and the common seal must be stamped on this form if applicable.


    Without the Owner's consent, the Owners Corporation will not accept the application. If you are signing as the Owner's legal representative, you must state the nature of your legal authority and attach documentary evidence,
    e.g. Power of Attorney, trustee, company director, etc.

  • Owners Corporation Approval

    The Owners Corporation reserves the right to stop any works should an incidence of non-compliance with the terms and conditions be evident

    Approval of this application may be granted under the terms of Special By-law including (but not limited to) the following conditions:

    • The applicant will give residents adequate prior written notice of the works, including the applicant's name and phone contact details, and the main contractor's name and phone contact details.
    • The applicant is responsible to ensure that no damage is caused to common property. Any damage, including dirt or stains on flooring, walls, stairwells, car ports, etc., will be made good at the cost of the applicant.
    • The permitted hours of work are 7:30am to 4:30pm on weekdays; and 8:00am to 1:00pm on Saturdays (excluding noise or removal of debris). No work may take place on Sundays or public holidays.
    • The applicant is responsible for the removal of all rubbish and debris resulting from the works. Owners Corporation garbage bins are not permitted to be used for this purpose.
    • Tradespersons and contractors are not permitted to park on common property other than temporary standing for delivery of materials and the like. Parking is permitted in the visitors car park.

  • Replacement of Flooring / Floor Covering

    The Strata Schemes Management Act requires that all non-wet areas are to be covered with soft coverings, such as carpet, or otherwise treated to an extent sufficient to prevent the transmission of noise from floor space that is likely to disturb the peaceful enjoyment of other residents.


    ACOUSTIC UNDERLAY REQUIRED FOR HARD OR SOFT FLOORING


    To prevent transmission of noise between apartments, all flooring installations must include an acoustic underlay that complies with a noise/impact isolation product equal to or better than the Australian measurement of 'weighted standardised impact sound pressure level' - LnT,w - of 45 (AAAC Five Star Rating) or 40 (AAAC Six Star Rating). The lower the number, the better the impact isolation.

    APPLICATIONS FOR INSTALLATION OF HARD OR SOFT FLOORING WILL NOT BE CONSIDERED UNLESS APPROPRIATE CERTIFICATION OF ACOUSTIC UNDERLAY IS SUPPLIED

  • Installation of Air-Conditioning

    Air-conditioners, ventilations or associated ducting may not be installed, modified or removed without written approval of the Owners Corporation. All details including manufacturer's noise ratings, compressor size, location of equipment and fittings must be supplied.


    APPLICATIONS FOR INSTALLATION OF AIR-CONDITIONING WILL NOT BE CONSIDERED UNLESS ALL INFORMATION REQUESTED IS SUPPLIED.

    All wet areas are to be sealed in accordance with the Building Code of Australia. Supporting evidence is to be provided with the application.
    Water hammer arrestors are to be fitted on both hot and cold water lines and supporting evidence provided.


    Additions or alterations to cables, pipes through riser ducts, ceilings, floors or walls, or works which impact on common property, are to be detailed here and supporting evidence provided.
