Have your Contract/Purchase Agreement ready—this is your ticket for takeoff.

Once your submission is received, our Team performs a full “flight inspection” to confirm acceptance.

5. Clearance Confirmation

Submissions received by 2:00 P.M. ET (Mon–Fri) receive same-day processing.
If approved, you’ll receive your clearance confirmation (Services Agreement + Invoice) by email & text within one (1) business day or sooner.

✈️ After Submitting Your Flight Plan

Thank you for completing your transaction details. Once you submit your deal, your “flight plan” will undergo a thorough review to ensure we have everything needed to guide your deal from contract to a smooth, on-time landing.

🛫 If You Are Cleared for Takeoff

Services Agreement

You will receive a Services Agreement via email for e-signature, outlining the scope of work, responsibilities, and expectations for your transaction.

(Wet-signature versions will be provided upon request.)

Invoice for Deposit

An invoice will be issued for the required 50–60% non-refundable deposit (based on transaction type and complexity).

Your transaction officially “enters the runway” as soon as both your Services Agreement and deposit are completed.

🏦 Initiating Escrow

Once your deposit is processed:

• Elevated TM will open Escrow with the Title Company / Escrow Officer / Closing Attorney you selected (or with your preferred vendor, if applicable).

• The remaining 40–50% balance for our services will appear on the Closing or Settlement Statement (HUD-1) and will be collected at the close of escrow (COE).

✨ Additional Services & Cost Transparency

Some transactions include multiple service layers depending on the structure of your deal.

Examples include:

• Assignment / Disposition support
• Creative-finance documentation
• Post-closing investor setup
• Additional parties added mid-transaction
• Portfolio or multi-property coordination

If additional transaction services become necessary during your journey:

• There may be supplementary charges,
• These charges will be clearly itemized,
• You will always receive notice and provide consent before we proceed,
• And each additional service is invoiced separately for full transparency.

We strive to provide an accurate, upfront estimate based on your selected services. Your invoice will clearly break down:

• Base service fees
• Add-ons (if selected)
• Any anticipated supplemental costs
• Payment structure (deposit + final balance at COE)
