Responsibilities of the Landlord:
The Landlord shall maintain the Room and its amenities in a habitable condition.
The Landlord shall provide reasonable notice to the Lodger(s) for any inspections, repairs, or maintenance required in the Room.
Responsibilities of the Lodger(s):
The Lodger(s) shall keep the Room clean and in good condition.
The Lodger(s) shall not sublet the Room or assign this Agreement without the written consent of the Landlord.
The Lodger(s) shall not engage in any illegal activities on the premises.
The Lodger(s) shall not engage in any business activities from the rented accommodation without the express written permission of the Landlord.
The Lodger(s) shall not sub-let the room or allow any other person to reside in the room without the express permission of the Landlord.
Termination:
Either party may terminate this Agreement by giving the agreed written notice to the other party. The Lodger(s) shall be responsible for paying the rent for the notice period.
Governing Law:
This Agreement shall be governed by and construed in accordance with the laws of the United Kingdom.
