    Leaseholders Application for Consent to Let their Property
  • As per the terms of your lease you must obtain 'Consent to Let' from the management company to be able to rent out your property.  It is important that you keep your tenancy details updated with us so that we can share occupier information with the Emergency Services including any vulnerabilities or needs of occupiers.  You are in breach of your lease and any lending arrangements that you may have on your property if you do not fully comply.

    Upon completion of this form and the required payment, Consent to Let will be considered and not unduly withheld.  We will issue you with the consent within 21 days of application should you meet the criteria.  Please note such consent shall expire after 12 months or at change of occupier, whichever is sooner.  A new application is then required.

  • FIRE SAFETY: Have you issued your tenants with the 'Estate Fire Policy' and explained the importance of them familiarising themselves with it and following the guidance?*
  • FIRE SAFETY: A smoke/Heat detector is on each floor and tested before the tenancy commenced*
  • FIRE SAFETY: Your tenants have been educated on the need to regularly test their heat/smoke detectors?*

  • FIRE SAFETY: You have displayed a copy of the relevant FIRE ACTION NOTICE for this building inside the property (ideally on the reverse side of the front door)this is advisory only)*
  • GENERAL SAFETY: You have installed A C02 alarm by any gas boilers, log burners or open fires?*
  • GENERAL SAFETY: You have a valid Landlord Gas Safety Record and know that you must have it renewed annually?*
  • GENERAL SAFETY: You have had any chimney's swept prior to tenancy commencement and understand that as the leaseholder you remain responsible to ensure that the chimney is swept annually?*
  • GENERAL SAFETY: Do you have an EICR (Electrical Safety Report) which is dated within 5 years and understand you must have it updated every 5 years.*

  • An administration fee of £35.00 + VAT is charged per change of tenant or once per year whichever is sooner
