    JLP Electric (1205335 B.C. LTD STANDARD TERMS AND CONDITIONS

    JLP Electric is hereafter referred to as the "Electrical Contractor".

    The agreement for electrical services between the client and the Electrical Contractor is hereafter referred to as the "Contract".

    Headings are included for convenience and organizational purposes only. They do not constitute a part of the agreement and shall not be used to limit, modify, or construe the scope or intent of any provision.

    4. The Client will be responsible for the following expenses unless otherwise agreed to in the Contract: a) Utility Fees. b) Temporary power, lighting, and internet services. c) Cleaning of the work site. d) Replacement of materials stolen or damaged by third parties. e) Wall repairs for damage incurred during installation. f) Obstruction clearing for overhead and underground service upgrades.

    5. The Contract may be withdrawn by the Electrical Contractor if not accepted within 10 days. 6. The Electrical Contractor will not be held liable for errors or omissions in the designs of others, nor inadequacies of materials and equipment specified or supplied by others. 7. Equipment and materials supplied by the Electrical Contractor are warranted only to the extent that the same are warranted by the manufacturer unless included in the Contract. 8. The Electrical Contractor and the Client will not be held liable for damage or additional costs attributable to a Force Majeure event. This includes but is not limited to natural disasters, World Health Organization (WHO) declared pandemics, strikes, lockouts, civil demonstrations, military actions, or any other cause beyond the reasonable control of the Parties. Anything (verbal or written) expressed or implied elsewhere, which is contrary to these conditions will be null and void.

    9. The Electrical Contractor and the Client may agree to a timeline for the Contract (the "Work Schedule" 10. If there is no Work Schedule, the Electrical Contractor may create the Work Schedule at their discretion. 11. The Electrical Contractor may charge additional costs if the Work Schedule changes through no fault of the Electrical Contractor by providing written notice to the Client. 12. The Electrical Contractor will work during normal business hours, Mon-Fri 0730-1600, excluding legal holidays (the "Working Hours" 13.     14. The Electrical Contractor may charge additional costs at their discretion if additional work is required beyond what is agreed to in the Contract (the "Additional Work" 15. If the Client determines that the Additional Work is required the Client will provide written notice to the Electrical Contractor that includes the scope of the Additional Work. The Client may provide verbal notice instead if the Additional Work will cost less than $2,500.00 16. If the Electrical Contractor determines that the Additional Work is required they will provide written notice to the Client that includes the scope of the Additional Work prior to completing the Additional work. The Electrical Contractor may provide verbal notice instead if the Additional Work will cost less than $2500.00

    17. The Client will not assign the Contract without the written consent of the Electrical Contractor.

    18. The client will pay a 25% deposit one day after signing this contract if the estimated cost of the project is over $4000. 19. The Electrical Contractor will invoice the Client for completed portions of the Contract (the "Invoices" 20.   • 24. The Electrical Contractor may adjust the price of materials if the market price changes by at least 5 percent between the date of tender, the date of contract, and/or the date of installation by providing
