Hold Harmless Room Rental Agreement
This Room Rental Agreement (“Agreement”) is made and entered into by and between: Baty Rd LLC, Swartz Enterprises, and Lessee.
Premises:
The Lessor agrees to rent to the Lessee the room located at:
2622 Baty Rd. Lima, Ohio 45807
1. Term of Lease:
The rental period will begin and end on dates submitted to lessor.
2. Rent Payment:
The total rental amount for the rental term will be decided by lessor, with lessee being notified of payment 30 days before event. If other arrangements are made, these will be made in writing.
3. Security Deposit:
The Lessee agrees to pay a security deposit of $50 at the time of signing this Agreement, unless previous arrangements were made with lessor. The deposit will be returned to the Lessee at the end of the room rental, less any deductions for damages or unpaid rent. A walk-through inspection will be conducted upon event completion.
4. Purpose:
The room is being rented for residential purposes only. The Lessee shall not use the room for any unlawful purposes or for business activities without written consent from the Lessor.
5. Hold Harmless Agreement:
The Lessee agrees to hold the Lessor, its employees, agents, and representatives harmless from and against any and all claims, damages, losses, liabilities, and expenses, including legal fees, arising out of or related to the use or occupancy of the room by the Lessee, including but not limited to accidents, injuries, or damage to property. The Lessee understands and agrees that the Lessor will not be responsible for any loss, theft, or damage to the Lessee’s personal property during the term of this rental agreement.
6. Maintenance and Repairs:
The Lessee is responsible for maintaining the room in a clean and safe condition. The Lessee agrees to promptly notify the Lessor of any required repairs.
7. Use of Common Areas:
The Lessee may use the common areas of the property (kitchen, bathroom, etc.) as outlined in this Agreement. The Lessee agrees to keep the common areas clean and respect the privacy of anyone else on premise.
8. Smoking and Pets:
Smoking is not permitted. Pets are not allowed.
9. Termination of Agreement:
Either party may terminate this Agreement with 7 days written notice to the other party. If the Lessee breaks the terms of the Agreement, the Lessor reserves the right to terminate this Agreement immediately.
10. Governing Law:
This Agreement shall be governed by and construed in accordance with the laws of the state of Ohio, and any disputes shall be resolved in the courts located within Allen County, Ohio.
11. Additional Terms:
By signing below, the Lessee and Lessor acknowledge and agree to the terms of this Hold Harmless Room Rental Agreement.
