  • THIRD-PARTY FEES. 

    In addition to our legal fees, this transaction will entail the various third-party expenses, such as these: 

    CONDO / HOUSE - Third-party fees for the preparation of official filing forms and for filing in the county property records. Usually, these fees are in the range of $800, total.  

    COOP - Third-party fees relating to a coop transfer are likely to be in the range of $3,000 - $5,000, and may vary considerably in ways that we may not be able to anticipate in advance.  For fuller detail, we urge you to review our notice Coop Transactions - Process & Costs.

  • SIGNING PROCEDURES. 

    PLEASE NOTE that the documents required for the transfer of your property cannot be signed electronically.  It is our standard practice for you to come to our office to sign documents. We make every effort to prepare all documents for signing in a single sitting.  

    If you wish to sign remotely, we charge a minimum of $500 for the preparation, delivery and review of documents, and advise that remote signing requires great care and often results in errors and delays. 

  • COOP TRANSFERS. 

    A coop transfer is arranged primarily through your coop's managing agent.  Managing agents vary widely in their quality, responsiveness and professionalism.  Also, a number of other parties may be involved in the transaction.  As such, the process is often slow, complicated and frustrating, for reasons beyond our control.  Please see our notice Coop Transactions - Who's Involved for fuller detail.
