Exterior Maintenance-Handbook #13- It is the primary responsibility of each homeowner to maintain his/her property in a way that does not detract from the overall beauty of the community.Unapproved Exterior Change- Handbook Page 3. Each homeowner has the responsibility to complete an Architectural Request Form prior to making any changes, additions or deletions to the exterior of their home or property(such as fences, sheds, swing sets, paint colors porches)Decorations- Handbook #12 Seasonal lights must be removed within (1) month of the holiday date.Shrubbery- Handbook #13- Shrubbery should be trimmed neatly. Please try to maintain the height of all limbs overhanging the sidewalk. Trees should be pruned regularly.Lawn Maintenance- Handbook #13- Lawn should be cut and edged regularly and evaluated each fall for the need to be re-seeded. Residence who have sidewalk near their property are responsible for maintaining both their property side and the street side. Flower beds should be free of extraneous weeds. Dead items should be removed in a timely manner. Natural area should be kept neat.Mailboxes- Handbook Page 9- Mailboxes should be in good working order. No broken flag or rusted boxes allowed. Post should be free from wood rot and be maintained.Parking/ Storage of Prohibited vehicles- Handbook Page 10- Personal or business vehicles are not permitted to be regularly parked on the lot (other than driveway) or on common property or within any right-of-way of any street. Association shall regulate the parking of recreational vehicles such as campers, boats, trailers and motorcycles as outlined. No parking or motor vehicles, trailer, camping trailers and recreational vehicles on soft surfaces visible from the front of the house unless appropriately screened.Garbage Containers: Convents Article 8, Section 8.13-All Garbage cans, woodpiles, swimming pool pumps, filters and related equipment, and other similar items shall be located or screened so as to be concealed from view from neighboring street and property. All rubbish, trash and garbage shall be regularly removed and shall not be allowed to accumulate.Animals and Pets; Covenants Article 8, Section 8.6- No animals, livestock or poultry of any kind may be raised, bred, kept or permitted on the exterior of any Lot, with the exception of gods, cats or other usual and common household pets. No pets shall be kept, bred or maintained for any commercial purpose. No exterior pens for household pets shall be erected or maintained on any Lot.Nuisance; Covenants Article 8, Section 8.7- It shall be the responsibility or each Owner and Occupant to prevent the development of any unclean, unhealthy, unsightly or unkept condition on a Lot.Air-Conditioning Units; Covenants Article 8, Section 8.18- No window air-conditioning units may be installed.Windows Treatments; Covenants Article 8, Section 8.27- No foil or reflective materials shall be used on any window.
