    This form will create the contract is between the Keepspace and the Customer. Once you approve quote and payment is deposit of 50%  is paid your booking locked in our event calander.

    Customer Billing Info 

    Please select keep card on file when invoiced with sq you can simply mark keep card onfile. This will be used for our $1000 *Security Deposit if needed , once space cleared by our cleaner to insure no damge onsite.

    THINGS THAT COULD MAKE YOU LOOSE DEPOSIT//

    GLITTER OR CONFETTI IN THE SPACE.

    Damage to furniture, walls, or floors or anything in the space.

    Damage or missing items.

    If you bring in a sound system other than out sound you need to get approved prior to renting our space.

    Other payment methods You can pay by mailing us a Cashier Check  from a major bank OR Call in with card info once approved total event cost for 4.5% processing fee with credit card.

    We also take Paypal, or Zelle upon request.

  • Hours & Access

    • Rental hours: 6:00 AM – 3:00 AM daily. Events must end by 2:00 AM; cleaning may continue until 3:00 AM.
    • Extensions available only by prior request and approval. Setup and teardown must occur within booked time.
      Bar & Catering

    Bar minimum:

    • $500 per event. A 20% auto-gratuity applies to bartenders. Any shortfall (example: bar sales $450 → client pays $50) is due at event end.
    • Outside catering permitted with prior approval and a $350 outside-catering fee.
    • Keepspace controls bar sales and service unless written approval is given. If alcohol is served, a liquor license must be obtained 2–4 weeks prior and submitted for approval.

    Parking

    • Free street parking nearby; posted 2-hour limits apply — park at your own risk. Nearby neighborhoods offer longer-term parking.

    Safety & Security

    • Two security cameras monitor the studio for safety and record-keeping.
    • Disorderly events will be shut down and guests asked to leave.
    • No illegal drug use on premises. No open containers outside the building. No smoking indoors; outdoor smoking permitted in designated areas at least 10 feet from building (client must provide receptacles).

    Setup, Cleanup & Furnishings

    • Allow setup and breakdown time within your booking. Follow on-site reference photos for cleanup standards. Remove all items you bring (hangers, props, boxes, florals, etc.). We can take out trash/recycling.
    • One-hour gap windows may exist between bookings. Overstays over 15 minutes incur a $250 late fee. Additional hours during the session: $150/hour (if available).
    • Furniture may be moved but must be returned to its original position. Do not move extremely heavy items (tables/statues) without prior approval.

    Decorations & Prohibited Items

    • Use damage-free hanging products (e.g., 3M Command strips) or gaff tape — no tape that peels paint. No holes, tacks, confetti, or glitter. Violations incur additional cleaning fees.

      Damage, Liability & Indemnity
    • Client is responsible for all damage, defacement, excessive cleaning costs, loss, or theft caused by the client, guests, vendors, or contractors.
    • THE KEEP is not responsible for loss or damage of client property.
    • Client shall indemnify and hold THE KEEP, its officers, employees, contractors, and agents harmless from claims, liabilities, losses, or damages arising from client activities, including copyright claims for music or written material.

    Insurance & Security Requirements

    • General liability insurance required: minimum $1,000,000 per occurrence, naming THE KEEPSPACE as an additional insured. Certificate due with final payment prior to event.
    • For public events or alcohol service, trained security may be required (details to be provided and agreed).
    • Control of Facilities & Access
    • THE KEEP retains control over its facilities and may enter at any time. Access to certain areas may be limited.
      Client must obtain written approval before attaching equipment or making structural alterations.
      Payments, Cancellation & Termination
    • Deposits are non-refundable.
    • If full payment made and event canceled >6 months before date, refund = full payment minus deposit. Cancellations <6 months: refund only if THE KEEP re-rents for same or greater value.
    • Agreement may be terminated without liability for events beyond control (acts of God, war, government restrictions, disasters, strikes, civil disorder, etc.).

    Other Terms

    • No contracts or service agreements related to the rental may be made without THE KEEP’s written consent.
    • THE KEEP may refuse rental or cancel/close events that breach this agreement or violate law, anti-discrimination policies, or neighborhood standards.
    • Smoking violations inside may incur a $500 fine per incident.
  • By clicking "I Agree" you agree to the Terms & Conditions and Privacy Policies of The KEEPSPACE and being added to the email database for PGL.

  • What's Next?

    1. We will get you a grand total for your booking.
    2. Once we approve your event and a sq payment request is sent to you with SQ processing fee OR you can send a cashier check. Once payment is received your booking is complete. 
    3. You will reciece our welcome packet via text and email.
