    Customer Billing Info 

    Please select keep card on file when invoiced with sq you can simply mark keep card onfile. This will be used for our $1000 *Security Deposit if needed , once space cleared by our cleaner to insure no damge onsite.

    THINGS THAT COULD MAKE YOU LOOSE DEPOSIT//

    GLITTER OR CONFETTI IN THE SPACE.

    Damage to furniture, walls, or floors or anything in the space.

    Damage or missing items.

    If you bring in a sound system other than out sound you need to get approved prior to renting our space.

    Other payment methods You can pay by mailing us a Cashier Check  from a major bank OR Call in with card info once approved total event cost for 4.5% processing fee with credit card.

    We also take Paypal, or Zelle upon request.

    Please read all than confirm and sign and your booking will be almost complete
  • Hours The Keepspace is open for bookings from 6am - 3am Daily, Including weekends. (Hours can be extended ONLY upon request and are not final till approved.) Event must end at 2am but can stay to clean till 3am. Setup and tare down must be done in your rental time.

    Bar miniuim is $500 for any event. This results in $100 20% auto gratuity for our bartender. Example:your guest drink and the bar totals $450 you than must pay remainder $50 at at the end of the night to get the bar to total $500.

    Parking Free street parking is available in the neighborhood right outside the Keepspace building. Signs are posted for 2-hr parking; park at your own risk for longer time periods. There are plenty of neighborhoods surrounding the area that are good all day.


    Safety & Security There are two security cameras mounted in the studio for safety purposes. If parties get out of hand you will be asked to leave. Cameras onsite for also to log hours accurately and insurance purposes. 

    Organization & Clean-up Setting up and breaking down what is needed for your shoot must be accounted for in the amount of time you reserve. Please book more than your “shoot time” to make sure you are in and out on-time. For clean-up, please refer to the reference photos in the space for how it should look when you leave. Please take out what you bring in - including hangers, boxes, props, florals, etc. We can take out trash and recycle. If there is an appointment directly after you, we will let you know.  One hour windows are in between booking to allow for clean-up. If you go over your booking more than 15 minutes late leaving the studio, you will be billed a $250 late fee. If there is no one booked and you know you need another hour, please call ,we will also let you know so you can add more time during your session if needed ($150 per additional hour ).

    House Rules NO CONFETTI OR GLITTER If you do use either you will be billed for additional cleaning  fees. Keep doors shut after 10pm to keep noise down.

    Safety We have a zero policy for parties that go out of hand. Please respect our property and our neighborhood. NO Illegal drug use on the premises. NO open containers outside the front of the building. No smoking inside. Please make sure cigarette butts go into designated zones to prevent fires. 

    Furniture Furniture can be moved to your liking.  Just make sure they return to there spots before you leave. *NOTE: Large tables and statues are extremely heavy SO PLEASE DON'T MOVE . If needed we like to move them before booking for you.

    Decorations Feel free to decorate the space how you would like. Here are some things to ensure the space will be nice for others. For wall hanging we like 3M products called "Damage free hanging suspension or gaff tape," found on amazon or hardware stores. DO NOT use tape on the walls that can pull the paint. DO NOT put holes or tacks in the walls. TAKE what you bring. NO CONFETTI OR GLITTER 

    Catering and Beverage Services You're welcome to bring your own foodbut not alcohol. You just be charged $350 for outside catering charge. Keepspace has control of and bar sales onsite unless approved ahead of time. For beverages and bar if your approved you need to get a Liquor Licence issued 2-4 weeks before your event. Make sure to send to us for approval before serving.

    Control of Facilities THE KEEP control , equipment, property and services is not relinquished in any manner whatsoever. THE KEEP reserves the right, for itself and its tenants, to enter any part of its building and facility at any time and to limit Client access to designated contractors areas of the building and facility.
    Responsibility for Damage, Defacement, Cleanup or Loss Client agrees to reimburse THE KEEP for any destruction, damage, cleaning expenses for more than minor cleaning, defacement or loss to The KEEP properties and equipment resulting from Client activities at the facilities. 
    Integrity of Facilities Client, agents, employees, guests, or designees shall respect the integrity of the facilities and shall not injure, mar, alter, allow to be driven any nails, hooks or screws into any part of the facilities, or in any manner deface the facilities. For any production install that requires attaching equipment to the facility, the Client must get prior written approval from THE KEEP.


    Client’s Personal Property THE KEEP is not responsible for loss or damage of equipment or materials or other property that Client party and guests bring into the building. Client is required to remove all personal property from the venue at the end of the rental period. Any items left behind will be disposed of at our sole discretion.

    Indemnity Client agrees to indemnify and hold harmless and reimburse or pay THE KEEP, its affiliates and its affiliates officers, employees, contractors, representatives and agents (“indemnities”) against all losses and liabilities arising out of or related to the rental and activities conducted by the Client, its affiliates and it and its affiliates officers, employees, contractors, representatives and agents, invitees, attendees and guests on or in THE KEEP properties or facilities, including those related to claims for negligence, or loss, or injury or damage to persons or property, including claims of employees, officers, invitees, attendees guests or contractors or agents of Client. THE KEEP assumes no liability whatsoever for any properties placed by Client or its affiliates or its affiliates employee’s officers, invitees, attendees, guests or contractors or agents in and/or on THE KEEP properties or facilities. Client agrees to indemnify THE KEEP against liability for use of any copyrighted music or written material.

    Security For any public event or if alcohol is being served on site, THE KEEP required trained (need to fill out)

    Insurance General Liability insurance is required to host any event at The KEEPSPACE properties and facilities. Client shall provide THE KEEP with proof of liability insurance covering this event.
    Client provides their own insurance, insurance shall cover itself and all of its participants, agents, employees, or designers in the event.
    The limits of required liability insurance shall be no less than One Million Dollars ($1,000,000), combined with a single limit for each person/occurrence for bodily injury and/or property damage. Such insurance shall remain in full force during the term of this agreement. THE KEEPSPACE must be named additionally insured on such policy. Client shall provide THE KEEP a certificate of such insurance with the final rental payment prior to the event date.

    Smoking THE KEEP is a smoke-free building. Refusing to comply with this smoking policy may result in a $500 fine per incident. Smoking is approved in the backyard at least 10 feet away from the building. Client is responsible for providing receptacles for smoking waste if applicable.
    Other Contractual Agreements Client shall not enter into any contracts or services agreement or arrangements in connection with the usage covered under the agreement in THE KEEP facilities or premises without written consent of THE KEEP. 

    Refusal to Rent THE KEEP reserves the right to refuse rental of its properties and facilities to any client or event. THE KEEP also reserves the right to cancel, close down or discontinue an event if the Client breaches this agreement or engages in any conduct THE KEEP in its discretion determines is inconsistent with applicable law and its anti-discriminatory policies or its mission.

    Cancellations Rental payment deposits are non-refundable. If full payment has been received for the event, and the event is cancelled more than six months out, the difference between the full payment and the deposit will be refunded to the Client. If the event cancels less than six months from the contract date, the difference between the full payment and the deposit will be refunded only if THE KEEP is able to re-rent the space for the same or greater value.

    Termination Should events beyond either party’s control, such as acts of God, war, government regulations, disaster, strikes, civil disorder, curtailment of transportation facilities or other emergency making it inadvisable, illegal, or impossible for either party to perform, this agreement shall be terminated without prejudice. 


    Agreement I have read and agreed to the Event Rental Agreement for The KEEP properties and facilities. I am authorized to agree on behalf of this organization to comply by following all regulations detailed in this agreement, and to make payment of all facility use fees, personnel costs, equipment rental costs, and any additional fees and/or penalties which are assessed as a result of non- compliance.

    “This agreement to cover costs or take responsibility for legal claims does not apply if the issue loss or liability was caused by THE KEEP or its staff, contractors, or anyone working on its behalf doing something careless or on purpose that caused harm.”

    1. We will get you a grand total for your booking.
    2. Once we approve your event and a sq payment request is sent to you with SQ processing fee OR you can send a cashier check. Once payment is received your booking is complete. 
    3. You will reciece our welcome packet via text and email.
