    Emergency Leak Warning

If a leak cannot be contained and/or is causing damage to the property, particularly if water is penetrating an electrical fitting, it is considered an emergency.

    In such cases:

    1. Turn off the water supply immediately using the stopcock.
    2. If the leak originates from an adjacent or upper property, promptly contact the occupants of that property to alert them.

Even in emergency situations, you must still report the issue via this website. Our team will address it as a priority.

  • Where is the leak coming from?
  • Based on your description we recognise that you may be reporting an electrical issue.

Before reporting this issue, please check your fuse box to see if any circuit breakers have tripped and need resetting.

If no circuit breakers require resetting, please report the issue, and we will address it as soon as possible.

  • Based on your description, it appears you may be reporting mould in your property.

    Mould Reporting Notice

Please note that if the mould is caused by condensation resulting from tenant actions, such as drying clothes indoors without proper ventilation or inadequetly heating the property, addressing the issue is the occupier's responsibility.

For more information on the causes of condensation, tips to prevent mould, and effective cleaning methods, please refer to our detailed guide, available here.

  • Based on your description, it seems you may be reporting an issue with the heating or hot water in your property.

If you have a gas boiler, please perform the following checks before reporting the issue, provided it is safe and convenient to do so:

    • Ensure that the electricity supply and boiler are switched on.
    • Confirm there is sufficient credit on your meter (if applicable).
    • Check that the thermostat is set to the desired temperature.
    • Reset the boiler by pressing the reset button (refer to your boiler manual for specific instructions).
    • Check the boiler pressure and ensure it is within the correct range. Guidance on the appropriate pressure and how to re-pressurize your boiler can be found in your boiler manual. For additional details, click here.

If these steps do not resolve the issue, please report it, and we will address it as soon as possible.
