Anyone 18 or over must submit their own application
Rental Qualifications
1. Completely filled out application.

2. Copy of Drivers License or State ID.

3. Paid $45.00 Application Fee.

4. Rental History.

5. Provide proof of Income (Letters from employers are not acceptable).

6. Monthly Gross Income (Before Taxes) must be at least 3 times the rental amount. Letters from employers are not accepted.

7. If self-employed, tax returns and bank statements are required.

8. Get utilities in your own name.

9. No additional property inspections beyond what is required by the City of Warren or Hazel Park in order to certify a Land Lord License.

10. The lease must be signed within 14 days of being approved.

11. All move in costs must be paid within 14 days of being approved.

12. All leases are month to month.

Pay $45.00 Application Fee
The $45.00 application fee can be paid by 1) zelle to warrenrentals3@gmail.com, or 2) by going into the Chase Bank located at 29700 Van Dyke Ave, Warren and depositing the $45.00 application fee into Warren Rentals LLC business account ending in 1030. Make sure to put your name and address on the deposit slip.
Pet Policy
Pets are allowed with the following conditions; 1) The monthly rent increases by $50 per month per pet and 2) a one time pet fee of $300 per pet, paid at lease signing.
Security Deposit

Is 1.5 times the monthly rent.
Non Refundable Deposit
Once your application is approved, a $750 NON-REFUNDABLE deposit is required within 24 hours. The $750 is applied to your move in costs. The lease must be signed within 14 days of being approved, or the deposit will be forfeited.

Move in Costs
Firsts month rent + security deposit + a one time processing fee of $150 + pet fee (if applicable).
Lease Signing
At the lease signing, all move in costs must be paid in full, by cash, Zelle or by cashiers check only.

If using Zelle, please check your daily limit amount.
Missed Appointment Fee
If the tenant is 20 minutes late or more to the scheduled appointment time, the appointment is considered missed. There is a $250 missed appointment fee for a missed lease signing. If the lease signing is mised, Warren Rentals may either charge the $250 missed appointment fee, or retain the $750 non-refundable deposit.
Certification
By signing this application, the applicant represents that all of the information contained is true and accurate and authrozies the landlord to verify all information to include contacting anyone who is identified in the application. If any of the information is found to be false, the application will be rejected, and grounds for eviction and loss of any deposit and fees.

The applicant has read and understands the application move in policies, and NON-REFUNDABLE deposit paragaphs described in this application.
