  • Lessee will be responsible for any accrued damages above and beyond the pet fee. Payment by Lessee for any damages caused by the pet shall not constitute a waiver by 101 Property Management of the right to require the removal of the pet. Further, Lessee's failure to cause such removal as required herein shall be deemed a default under the Lease Agreement.

  • The pet must be properly licensed and inoculated as required by law for such type animal and Lessee agrees to keep such licensing and inoculation of the pet current and to furnish 101 Property Management with a copy thereof as requested. Proof of renters insurance is required.

    Lessee warrants the pet is housebroken. Lessee warrants the pet has no history of causing physical harm to persons or property, such as biting, scratching, chewing, etc. and further warrants the pet does not have a vicious history or tenancies and is not an aggressive breed of dog (for example: Rottweilers, Dobermans, Pit Bulls, Chows, Wolf hybrids or any mixed breed combinations of these breeds).

  • The Lessee agrees to observe the following regulations:

    • Dogs & Cats: Must be controlled at all times. Must be kept on a short leash while in common areas or on the grounds. Excessive barking will not be tolerated as it is considered to be a nuisance to other neighbors. Proper disposal of cat litter (securely bagged) will be done on a frequent basis. Odors arising from cat litter will not be tolerated. Lessee agrees to clean and properly dispose of all pet waste, both inside and outside lease property, on a daily basis. No excrement is to remain on the grounds.
    • Birds: Birds will be properly caged. Seeds and droppings will be shielded or caught to prevent accumulation and/or damage to carpeting/floors.
    • Fish: Aquariums will not leak and will be cleaned regularly to prevent foul water and/or odors.

    Service animals are not pets, but provide assistance to disabled residents. By law, the Lessor must allow animals for Lessee who have an apparent or verified need that they require them in order to afford a disabled Lessee fair use and enjoyment of the facilities. Additional deposits and or pet rent are not required for service animals, but Lessee(s) are responsible for cleaning up after the animal. Lessee(s) are also responsible for any damage done to the unit, building or grounds, beyond reasonable wear and tear. Service animals must meet local and state laws for vaccinations and Lessor. Lessor requires the animal to be housebroken and neutered or spayed.

    This pet agreement applies only to the pet described above. Lessee shall, under no circumstances keep any other pet(s) on this property or within the home without approval through execution of a 101 Property Management Pet Agreement for such other pet(s)

    Lessee failure to comply with the terms and provisions of this Pet Agreement or the violation of any representation or assurance contained in this Pet Agreement shall constitute a default under the Lease Agreement.
