To limit any potential liability upon drop-off/pick-up we do require that the parking of all equipment both inside the storage building and outdoor parking lot is done by the owners of The W5 Ranch LLC. This includes the backing of equipment into reserved spaces, pulling equipment to the loading zone, and the rearrangement of the storage space as needed.

RATES & SEASON SELECTION

Your spot will not be considered reserved until the $50 non-refundable deposit has been received. This deposit goes towards your dues for the season. The full season must be paid in full by drop-off.
Please select which season you will be requiring for the calendar year. We do not prorate seasons based upon drop off or pick up date. You are renting for the entirety of the season selected.

Winter Storage: November 1st - April 31stSummer Storage: May 1st - October 31st
SMALL spots are for equipment 18ft or less. MEDIUM spots are for equipment 28ft or less. and LARGE spots are for 38 ft or less. Your length must include the tung/hitch, bumper, and outboard motors for watercraft.

STORAGE REGULATIONS

THE FOLLOWING REGULATIONS ARE REQUIRED FOR SEASONAL STORAGE WITH THE W5 RANCH LLC. The W5 Ranch LLC reserves the right to terminate any agreement at any time and refuse the continuation of future storage due to breaking the terms listed below. Any agreement terminated early will NOT result in a refund.
PROPERTY ACCESS - The W5 Ranch is operated on private property where the owner's residence resides. We ask that drop-off, and pick-up is pre-arranged with the owners in advance. Both the storage building and outdoor lot are accessible by the owners only, passwords, and keys will not be given to renters as an added security measure.

INSURANCE AND REQUIRED DOCUMENTS - Renters are required to provide a copy of their equipment insurance coverage, a completed online agreement, keys, and seasonal payment in full. Insurance coverage is to be maintained throughout the entirety of the storage agreement.

MECHANICAL WORK AND MAINTENANCE - All mechanical and maintenance work is to be performed off of The W5 Ranch LLC premises.

SAFETY AND PROHIBITED PROPERTY - For the purpose of fire safety all batteries must be disconnected, and all explosives or flammable materials such as propane tanks must be empty or removed from the premises upon drop off. The storage of any materials defined as toxic, or hazardous under any federal, state, local law, is prohibited and the equipment will be removed from the property. Early termination as a result to this term will not result in a refund.

RELEASE OF EQUIPMENT - All accounts must be paid in full before equipment will be released back to the renter. The W5 Ranch LLC will not release equipment to anyone other than the renter who signed the rental agreement.

PAYMENTS AND LATE FEES - All rental fees are due before equipment drop-off. Equipment not picked up by the last day of the season will result in a late pickup fee of $12 per day, said stored equipment will be relocated to the outdoor parking lot. Accounts not up to date within 90 days, will be subject to legal action. If The W5 Ranch LLC, is required to seek legal action against a renter, the renter will be responsible for any outstanding balances such as rental dues, late, fees, and the reimbursement of all expenses incurred by The W5 Ranch LLC for the enforcement of said legal action.

I HAVE READ AND AGREE TO THE TERM.
SEASON EXTENTION - It is the Renter's responsibility to pay necessary deposits in advance if they wish to extend their agreement into the next season. Towards the end of each season, current renters will receive an email allowing them to extend their current agreement into the next season or to sign up for the following year. A spot is not considered reserved until a deposit has been received before each season. This deposit will go towards your seasonal rental balance. We open up reservations to our waitlist applicants on May 1st.

RELEASE OF LIABILITY WAIVER

BY SIGNING BELOW, THE RENTER ACKNOWLEDGES THAT THEY HAVE READ ALL PAGES OF THIS AGREEMENT AND AGREE TO ITS TERMS. THIS AGREEMENT REPLACES ALL OTHER ORAL AND WRITTEN AGREEMENTS BETWEEN THE W5 RANCH LLC AND THE RENTER.
THIS STATEMENT CERTIFIES THAT I AM THE OWENER OF THE EQUIPMENT BEING STORED AT THE W5 RANCH LLC, LOCATED AT: 16780 BIRD LAKE RD NE, OSAKIS, MN 56360.

I (THE RENTER) UNDERSTAND THAT I AM RESPONSIBLE AT MY SOLE COST AND EXPENSE FOR MAINTAINING INSURANCE ON MY EQUIPMENT AND WILL MAINTAIN INSURANCE COVERAGE THROUGHOUT THE TERM OF THIS AGREEMENT. I UNDERSTAND THAT I AM RESPONSIBLE FOR ANY DAMAGES THAT ARISE TO THE W5 RANCH LLC PROPERTY, MY EQUIPMENT, AND OTHER RENTER'S EQUIPMENT AS A RESULT OF MY ACTIONS. I HOLD HARMLESS THE OWNERS AND EMPLOYEES OF THE W5 RANCH LLC FROM ALL ACTIONS, CLAIMS, AND LIABILITIES, FOR LOSS OR DAMAGE OF ANY KIND TO ANY EQUIPMENT AND PROPERTY THAT I HAVE STORED ON THE W5 RANCH PREMISES. INCLUDING BUT NOT LIMITED TO NATURAL DISASTERS, FIRE, THEFT, AND VANDALISM. I AGREE THAT AS A RENTER OF THE W5 RANCH LLC, I WILL ABIDE BY ALL RULES AND REGULATIONS STATED IN THIS RENTAL AGREEMENT.
