DATE OF SURRENDER:

EARLY MOVE-OUT AND OTHER LEASE CONTRACT VIOLATIONS:
Management’s receipt of this notice does not approve early move-out or release you from the obligations of the Lease Contract. In accordance with Florida Statutes §83.595, in the event you breach the Lease Contract for the dwelling unit, and we have obtained a writ of possession, or you have surrendered possession of the dwelling unit before the lease term expires, or you have abandoned the unit, you are required to pay a liquidated damage or early termination fee amount as outlined in the Lease Contract Addendum Choice of Damages, Early Termination of Lease Contract. This liquidated damage or early termination fee will be applied to the account immediately and is due for payment immediately. Amounts due are immediately sent to collections upon move out for early termination. All amounts owed will be sent to collections immediately upon move out. We strongly encourage a full payment be made prior to moving out to avoid any penalties and impacts on rental history.

UTILITIES AND RENTERS INSURANCE:

APARTMENT INSPECTION:
Due to staff shortages or holiday schedules, Management may not conduct an apartment inspection for every apartment, but most will be inspected, and scheduled in accordance with Management's availability. Management will deliver a Notice of Entry with multiple entry dates, and residents may, but are not required to be in attendance for the inspection. Apartment inspections are intended to be random and cannot be rescheduled for resident convenience. Residents will be charged immediately for any known damages, with no extensions. Management is not bound by limits on repair or damage deductions and any charges or estimates may be corrected before final accounting.

SMOKING:
Vintage Winter Park has always maintained a smoke-free policy, which has been communicated through various materials, including the Lease Contract, email updates, and community signage. Due to the lasting impact of smoking odors, apartments exhibiting any signs of smoking—either inside the apartment, on the patio/balcony, or those with previous smoking violations—will incur charges for Ozone, Vaportek, Paint Additive, and Odor Seal, totaling a minimum of $455. Additionally, any evidence of smoking on the patio/balcony or inside the apartment will result in a $50 violation fee.
