MOVE OUT CHARGE SCHEDULE:
Residents are required to leave the dwelling move-in ready. We do not consider cleaning of any kind to be a condition of normal wear and tear, and all move outs will receive an automatic $75 sanitation fee. Management is not bound by limits on previous repair or damage deductions, and any charges or estimates may be corrected before final accounting. Paint, Carpet, and Vinyl life expectancy is 5 years. If these must be replaced or redone within that time frame, residents will be charged a prorated portion of the cost based on the expected months of life remaining. Average charges are presented below, but final charges may vary. The property reserves the right to charge residents for damages not listed below. SMOKING:
Vintage Winter Park has always maintained a smoke-free policy, which has been communicated through various materials, including the Lease Contract, email updates, and community signage. Due to the lasting impact of smoking odors, apartments exhibiting any signs of smoking—either inside, on the patio/balcony, or those with previous smoking violations—will incur charges for Ozone, Vaportek, Paint Additive, and Odor Seal, totaling a minimum of $455. Additionally, any evidence of smoking on the patio/balcony or inside the apartment will result in a $50 violation fee.

DATE OF SURRENDER:
You surrender the dwelling unit for all purposes (including security deposit refund, cleaning, and all repairs) when you do any of the following: a. Turn in all keys/access devices; b. The move-out date has passed, and no one is living in the dwelling; c. Abandon the dwelling (as defined in the Lease Contract). All residents and occupants lose their right of possession on the move-out date. Any residents who wish to remain lawfully in the dwelling unit must sign a new Lease Contract.

UTILITIES AND RENTERS INSURANCE:
Utilities and renters’ insurance must remain active in the resident’s name for the remainder of the tenancy or agreed-upon move out date, whichever comes later. LEASE TERMS:
Management’s receipt of this notice does not approve early move-out or release you from the obligations of the Lease Contract. In accordance with Florida Statutes §83.595, in the event you breach the Lease Contract for the dwelling unit, and we have obtained a writ of possession, or you have surrendered possession of the dwelling unit before the lease term expires, or you have abandoned the unit, you are required to pay a liquidated damage or early termination fee amount as outlined in the Lease Contract Addendum Choice of Damages, Early Termination of Lease Contract.

NEW MAILING ADDRESS:
Management is required to send the Final Account Statement and any Security Deposit Refunds to your forwarding address. If no forwarding address is provided, Management is required to mail these documents to the last known address, which is the unit under the Lease Contract. Please note that any refund checks are required to be in every lease holder’s name. Management is unable to remove lease holders’ names from checks. Please allow up to 14 business days after the official move out date to receive the final statement. Refunds owed to previous tenants will be paid in the form of a check and mailed to the new address. Please allow 45 days to receive the check in the mail. Any amounts owed to Management must be paid by certified funds to the office within 30 days of moving out or the account will be transferred to a collection agency.
