RAM Partners, LLC recognizes that pets are an important part of families’ lives. At Vintage Winter Park, your pet will appreciate the freedom to run and play in our off-lease dog park, and you'll appreciate the convenience of bathing and grooming in the indoor Pet Spa. As a pet-friendly community, we are required by the Federal Fair Housing Act (FHAct) to follow our pet policy. All pets must be registered through Pet Screening at www.vintagewinterpark.petscreening.com. Non-registered animals are not permitted to reside at nor visit the property. Please see details on the pet policy below: 1. A one-time $350 nonrefundable fee will be charged for one pet, or a $550 nonrefundable fee will be charged for two pets. 2. There is a $25 monthly pet fee per pet. 3. A maximum of two (2) pets per apartment is allowed. 4. These breeds are prohibited from residing, whether full-blooded or mixed in any percentage: American Pit Bull Terrier, American Staffordshire Terrier, Akita, Alaskan Malamutes, American Bulldog, Belgian Malinois, Boerboels, Bull Terrier, Cane Corso, Chow Chow, Doberman Pinscher, Dogo Argentino, English Mastiff, Fila or Brazilian Mastiff, German Shepherds, Great Danes, Irish Wolfhounds, Mastiffs, Malamutes, Pit bulls, Presa Mallorquin (Ca Debou), Presa Canario, Rottweiler, Staffordshire Bull Terrier. 5. Updated and most recent veterinary records are required to be submitted. 6. Animals are kept in the resident's apartment and cannot remain unattended on patios. When outside, the animal is required to always remain on a leash. 7. Animals must not disturb other residents (i.e., aggression, noise violations, pet waste, etc.). 8. Dogs and cats must be housebroken. All other animals must be caged at all times. No animal offspring are allowed. Inside, the animal may urinate or defecate only in a litter box. 9. It is the resident’s responsibility to provide pet waste bags, to pick up after their animal, and dispose of the waste properly. The pet waste stations located on the property are considered a courtesy and convenience and are not required to be maintained at all times. 10. Food and water are never to be left outside; animals are fed within the leasehold. 11. Residents are responsible for pet damage. Pet damage includes but is not limited to bio waste, digging, chewing, scratching, pet spa repairs/cleanup, etc. 12. Pet violations automatically result in a $50 fee, without warning from Management. Service Animals, Assistance Animals, and Emotional Support Animals - A "service animal," as defined by the Americans with Disabilities Act, and "assistance animals" and "emotional support animals," as defined by the Fair Housing Act, are not considered pets, therefore the provisions of the pet policy do not apply to these animals. Service animals, assistance animals, and emotional support animals are welcome in all RAM Partners, LLC communities in compliance with and subject to the provisions of the Americans with Disabilities Act and the Fair Housing Act. Residents with service animals, assistance animals, or emotional support animals will be asked to provide documentation from a physician, psychiatrist, social worker, or other mental health professional stating that the animal provides support which mitigates the resident's disability and to fill out the Reasonable Accommodation form provided from the NAA Lease.

The towing company has the right to tow at any time, without notice to the vehicle's owner. Towing is at the vehicle owner's expense, including any related charges or damages. All vehicles, including new or temporary vehicles, must be registered with the front office. One free vehicle registration (trailers, boats, automobiles, motorcycles, etc.) per occupant 16 years or older—proof of vehicle registration required. A leaseholder may register a second vehicle for a one-time fee of $50 and must provide vehicle registration information that lists them as the owner. If the vehicle is commercially owned, the commercial business must provide a letterhead statement informing the office that the vehicle has been assigned to the tenant. Vehicles in handicap spaces must possess a government-issued handicap decal. One parking spot per vehicle and parking spots are on a first-come, first-serve basis. Do not park on or over the painted lines. Parking spots, or any other areas, are only permitted to be blocked off by management. Only electric vehicles may park in the green parking spaces next to the EV chargers. Management will not be held liable for any damage or theft that may occur. Vehicles cannot be lifted, on jack stands, blocks, or have wheels missing. No flat tires, no storing, and no inoperable vehicles. No parking along yellow-painted curbs. License plates must display an active registration sticker. Any violation may result in a violation fee, starting at $50. Speed limit is 10 mph. No burnouts, drifting, or excessive noises permitted.

Non-Smoking Community Acknowledgement
I understand that I have chosen to reside in a smoke-free community and that smoking is not permitted anywhere on the premises, including inside my apartment, on my patio, in the parking lot, or in the amenities. I agree to pay a $50 violation fee for each reported smoking violation by me, other occupants residing in my apartment, or my guests. Additionally, I agree to pay a minimum of $455 in remediation charges for any odors or signs of smoking. I also understand that one or more of these violations may result in the non-renewal of my lease.

APPLICANT REPRESENTS THAT THE INFORMATION SETS FORTH ON THIS APPLICATION IS TRUE AND COMPLETE. Applicant hereby authorizes verification of any and all information set forth on this Application, including release of information by any bank, savings and loan, employer (present and former) and any Lender. Applicant hereby waives all right of action for any consequences resulting from such information. All such information hereon and released as authorized above will be kept confidential by RAM Partners, LLC. Material misrepresentations on this application will constitute a default under the Lease or Rental Agreement between the parties. Applicant authorizes RAM Partners, LLC to obtain a background report, including information regarding credit and criminal history, in connection with this Application. This Application may be rejected based on information contained in the reports. This Application must be signed before it can be processed by RAM Partners, LLC. $100 is hereby submitted by the Applicant to RAM Partners, LLC as a Non‐Refundable Application Fee. This sum is not a rental payment or deposit amount. In the event this Application is approved or declined, this sum will be retained by RAM Partners, LLC to cover the cost of processing the Application as furnished by the Applicant. $300 is hereby submitted by the Applicant to RAM Partners, LLC as a Good Faith Deposit in connection with this Application. If the Application is accepted, Applicant understands this Good Faith Deposit will be applied toward the payment of the Non‐refundable Administrative Fee. If for any reason RAM Partners, LLC decides to cancel the Application, RAM Partners, LLC will refund the Good Faith Deposit in full. If the applicant cancels their applications or the application is denied due to not meeting the resident selection (qualifying) criteria, the applicant forfeits this Good Faith Deposit
