  • Marital Status

    • 💡 Did you know? Click to expand.
    • If an unmarried couple lives together for 12 months or longer, the Canada Revenue Agency (CRA) may consider them common-law for tax purposes.

Additionally, if a couple has a child together (by birth or adoption), they are immediately considered common-law, even if they haven’t lived together for a full year.

      Why does this matter?
✅ Common-law spouses must report their status to CRA.
✅ It can impact benefits, tax credits, and deductions, including the Canada Child Benefit (CCB) and GST/HST credits.

📌 Not sure about your status? Check the CRA’s guidelines on marital status.

    • 📌 Elections Canada Information Sharing

The CRA can share your name, address, date of birth, and citizenship status with Elections Canada.

      ✅ Why?

This helps keep your voter registration up to date and makes it easier to vote in future elections.

🔹 Important: No tax information is shared.

    •
    • 💡 Do you own foreign property?  (Click to expand)
    • 📌 Foreign property includes real estate, investments, stocks, or cryptocurrencies held outside Canada.

📌 If the total value of your foreign assets was more than $100,000 CAD at any time during the year, you must report it to the CRA.

    • Principal Residence Disposition Reporting (Click to expand)
    • Since 2016, all sales or changes in use of a principal residence must be reported to the CRA. Failure to report can result in penalties.

What counts as a principal residence?

✅ A vacation home or cottage (if designated as your principal residence)

    •
    • What does "Change in Use" mean? (Click to expand)
    • 📌 Important: A "change in use" means switching from a principal residence to a rental property, or vice versa. This has similar tax implications to selling a home.

    •
    • 💡 Who qualifies as a first-time homebuyer?
The CRA considers you a first-time homebuyer if you:
      ✔ Purchased a home, and
✔ Have not lived in a home that you or your spouse owned in the past 4 years.

    • 💡 Important:

If you owned more than one residential property in 2024, only one can be designated as your principal residence for tax purposes.

    • 📌 First Home Savings Account (FHSA)

In 2023, the Canadian government introduced the First Home Savings Account (FHSA)—a registered savings plan designed to help first-time home buyers save for a home.

✔ Tax benefits: Combines tax-deductible contributions (like an RRSP) with tax-free withdrawals (like a TFSA).
✔ Who qualifies? Available to those who haven't owned a home in the last four years.
✔ How long can I use it? Can be used for up to 15 years before purchasing a home.
✔ Contribution limits: $8,000 per year (up to a lifetime max of $40,000).

💡 Not sure if an FHSA is right for you? Consult a financial advisor to explore its benefits.

    •
    • ➡ You must report an FHSA even if no contributions were made.

  • Other Income Sources (Not Reported on a Tax Slip)

📍 Report any income not included on a standard tax slip.

  • Did You Know?

It is important to consider the GST impact of short-term rentals. There are significant GST considerations to think about before starting or stopping any short-term rental operations.

  • 💡 This includes:

✔ Self-employment (sole proprietorship, freelance, consulting, etc.)
✔ Rental income (if GST applies, e.g., short-term rentals like Airbnb)
✔ Partnership income (if the partnership requires GST registration)
✔ Other taxable personal income (certain foreign income, commissions, royalties, etc.)

⚠ Do not enter a GST number associated with a corporation you own.

  • 📂 Document Upload Reminder

✅ Your Personal Tax Checklist will be emailed to you after you accept your proposal — please wait for it before uploading documents. This checklist will help you organize and submit your income-related documents efficiently.

🔹 You do NOT need to report regular tax slips (T3, T4, T5, T5008, etc.) here—these will be uploaded when you receive your checklist.

✅ If necessary, you may also email your tax documents to personal.tax@clearlyfinancials.ca.

📌 Why wait for the checklist?
Using the checklist ensures that nothing is missed and helps us process your return faster and more efficiently.
