  • 1. PROPERTY
    Landlord rents to Tenant the property at 147 Winchester Dr, Euless, TX 76039, in its current condition.


    2. TERM
    The lease begins on       and ends on 07/31/2025. Renewal requires a new written agreement.


    3. RENT
    Monthly rent: 
    Payment Method: Zelle or Venmo, due on the 1st day of the month.

    A $50 late fee per day applies after 3 days past due.

    Partial Month Calculation:
    If rent is due for part of a month, daily rent is calculated by dividing the monthly rent by 30.


    4. SECURITY DEPOSIT
    Tenant shall pay $0,00.- as a refundable security deposit, returned after lease termination and property inspection. Damages or unpaid fees may be deducted.


    5. UTILITIES
    The landlord pays for electricity, water, and Internet service.


    6. MAINTENANCE & DAMAGES
    Tenant must keep premises clean and in good condition. The tenant is liable for damages caused. No alterations without written Landlord approval. The landlord may enter for inspections, repairs, or emergencies with notice.


    7. OCCUPANCY
    Maximum occupancy: 4 . Only listed tenants and immediate family may reside on premises.

    Pets: $250 deposit, non-refundable fee per pet. Unauthorized pets: $500 fine.
    Smoking: Prohibited. Violation: forfeiture of deposit + $1500 fine.


    8. RULES & REGULATIONS
    Max 6 guests at social events.
    No firearms or weapons.
    No disruptive behavior.
    No illegal activities.
    Parking in designated areas only. Fees apply for lost access devices ($50-$175). Landlord not liable for vehicle theft/damage.

    9. ABANDONMENT
    Absence for 15+ consecutive days without notice is considered abandonment. The landlord may take possession.


    10. CANCELLATION & DEPARTURE
    No refunds for early departure or no-shows.

    Checkout Procedure:

    Property must be left clean.
    Lock all doors upon departure.
    Put the trash in the dumpster across the street.
    Departure after 10:00 AM incurs an extra day’s rent.
    The landlord is not responsible for personal belongings or mail left behind.

    11. AMENDMENTS
    Any changes must be in writing and signed by both parties.


    12. GOVERNING LAW
    This agreement is governed by the laws of Texas, USA.

    13. FURNISHINGS AND INVENTORY
    The property is fully furnished and equipped, including but not limited to furniture, appliances, kitchenware, linens, and electronics. Tenant agrees to maintain all provided items in good condition and is responsible for the cost of repair or replacement of any missing or damaged items, excluding normal wear and tear.

    An inventory list may be provided upon request or move-in.
