I declare that the information supplied is true to the best of my knowledge.
I understand that if I have given false or misleading information then my application for tenancy may fail, I may loose any reservation fees and subsequently if found out at a later date once accepted for the property the landlord may take steps to re-posses the property.
I have no objection to all information being verified and being passed on to any landlord, their agent or third party or relevant company to complete checks on Winnie Tree’s behalf.
I understand that information provided may be held by the local authority together with the results of a credit search.
Details of how I conduct myself in relation to the terms and conditions of the tenancy maybe disclosed and used by others in assessing applications from me and other members of my household and for debt tracing and fraud prevention.
I understand that if I default on my tenancy obligations, this information may be released to authorised debt recovery agencies and could affect any future applications I make for tenancies, credit and/ or insurance.
I am happy for any credit reference agency working on behalf of Winnie Tree to contact me in respect of this application if required.
For this application to be considered by a Landlord, the information requested on the application needs to be fully completed and accompanying evidence of but not limited to: 3-Months Bank Statements, 3-Months Income, Photo ID presented to Winnie Tree.
All properties are let on an Assure Shorthold Tenancy Agreement for a fixed period of six months binding on both the landlord and tenant, after the fixed period has ended all tenancies will be transferred to a periodic rolling month by month tenancy.
On submission of application you will need to pay an reservation fee of: £50.00. The reservation fee will be off-set against any move in costs associated with the property. If you are declined depending on the reasons you may be entitled to a refund.
Unless otherwise stated rent for the first month of your tenancy and a bond equal to one months rent or an agreed amount will be required on signing of the tenancy agreement. This must be paid by credit/debit card, in cash or if by BACS Payment 24 hours prior to your appointment.
In the majority of cases, unfurnished accommodation includes carpets curtains some do include cooker/oven some do not, please check with the agent on the viewing. However exact furnishings can be confirmed by contacting Winnie Tree Properties.
Your information is used to help the Landlord and/or letting agents make credit, insurance, rental and property decisions and occasionally for fraud prevention or debtor tracing. Credit searches and other information which is provided to us and/or credit reference agencies about you and those with whom you are linked financially and you have associated records with, may be used by Winnie Tree Properties and other companies to make credit decisions about you or members of your household.
Winnie Tree Properties abides by the Data Protection Act 1998 and GDPR Policies. Winnie Tree Properties is the Data Controller for the purpose of this application. Winnie Tree Properties contact details are shown on our letter head and website.

I/we hereby authorise Winnie Tree Properties to make any enquiries considered necessary to substantiate information supplied on this application
I/we authorise you or your assessment company to disclose any information about me/ us and/ or my company to any credit reference agency and/ or any other tenancy database who may retain a record of such a search.
I/we agree that Winnie Tree Properties may search the files of a Credit Reference Agency who will keep a record of that search.
I/we understand that no details of the search will be given to me/us by the Landlord and/ or Letting Agent but I/we may request the name and address of the Credit Reference Agency to whom I/we may then apply for a copy of my credit file.
I/we give my/ our permission to take up all necessary references and that these may be shown to a Landlord and/or their agent. I/we confirm that the information supplied in the application is to the best of my knowledge and belief to be true.

We will only share your information with third party service providers who act on our behalf for the purpose of the provision of property and utility management services under the Utility Management Scheme (:the Scheme”) and utility providers. For these purposed “Utilities” include gas, electric, water, Council Tax and telecommunications. They may contact you by post, telephone, email or by text message.
By signing this application form, you confirm your agreement to your information being shared in this way. In addition, we have certain statutory obligations under which we may on occasion be obliged to share your personal data with certain their parties if it is deemed necessary for the prevention or detection of crime or the assessment and/or collection of tax liabilities, including the local council and/or the TV Licensing Authority.

Winnie Tree Properties – Terms and Conditions of Fees
Application fees are no longer charged.
Reservation Fee
Upon submission of application, we charge a £50.00 reservation fee. Any application will not be processed until the reservation fee is paid. This can be paid by Cash, Card or BACS.
If accepted - The £50.00 is off-set against the total move in costs.
If not accepted – The £50.00 will be refunded - Unless any false or misleading information has been given on the application form, if this can be proven, Winnie Tree are entitled to keep the £50.00 for time spent and costs incurred processing the application.
If you change your mind at any point after you have submitted your application – you will lose the £50.00 Reservation Fee.
During the processing of an application, the property will remain on the market and viewings will continue until you are accepted. The reservation fee paid will stop any further applications being submitted against the property you currently have reserved.
Holding Deposit
Once accepted for a property you will be required to pay a Holding Deposit of £250.00 on top of the already paid £50.00. Again, this will be off set against the total move in costs due on they day of signing. This needs to be paid within 24 hours of acceptance.
If I don’t move in after I have paid the Holding Deposit – If you don’t move in after all the charges are paid you will loose the Reservation Fee and Holding Deposit as this will contribute in the re-marketing of the property and time lost on the market while the property was reserved for you.
Other Fees
On payment of your Holding Deposit you will be required to book your move in date. Once this date is booked the paperwork relating to your tenancy will be started. If for any reason you wish to change this date or any other alterations to the tenancy pack are required you will be charged a minimum of £25.00 and a maximum of £100.00 – relative costs associated with these changes.
During tenancy, if any amendments are required you will be charged a minimum of £25.00 and a maximum of £100.00 per amendment, relative costs associated with the changes.
Out of hours call outs, if a member of the team has to visit your property for any reason out of hours you will be charged a £55.00 Call Out Charge.
Maintenance, any maintenance issues that are deemed fault by tenant or upon arrival remains the tenant’s responsibility Winnie Tree holds the right to pass all charges to said tenant. Minimum call out charge for out of hours: £55.00. If the tenant is to miss two or more scheduled appointments with the maintenance team they will also be charged for the attendance. Minimum Charge: £45.00.
Refunds
All refunds will be made via BACs payment and will be paid within 28 days of agreed refund.
