  • Amendments to the Community Documents

    We strongly encourage all homeowners to review the full amendment details posted on the website: www.orleansnorthky.com and cast your vote promptly. 

    Each of these proposed amendments is to be considered individually, one is not dependent on the other. For each amendment to be approved and legally added to the By-Laws, it must have its own “APPROVED” vote from at least 67% of the total voting power, of Orleans North Homeowners. There are 627 total Homeowners/properties which means we need 420 “APPROVED” votes to pass each amendment. (By-Laws, 15.2 Amendment or Termination.)

    Non-Response: If no vote is submitted, it will count as an “AGAINST” vote.

  • Casting Your Vote

    You will be allowed to cast your vote for 2 individual amendments below. Each amendment is to be considered individually, one is not dependent on the other.
  • 1.) Rental Cap

    • Current Status: There is no limitation on the number of rental properties in the Orleans North community.
    • Proposed Change: Implement a cap that limits rentals to 10% of the homes within the community to be rented.
    • Purpose:
      1. Protect individual property equity for homeowners within Orleans North.
      2. Maintain the character of Orleans North as a predominantly owner-occupied residential community, avoiding the transition to a rental-focused community.
    • Exceptions: Immediate family members, as defined in the amendment, may rent properties upon submission of required documentation to the Board.

     

  • 2.) Shed Size Increase

    • Current Guidelines: Sheds may not exceed dimensions of 8'x8' or a height of 8 feet.
    • Proposed Change: Allow shed sizes up to 10'x12' with a height limit of 10 feet.

    Note for Bordeaux Residents: Although sheds are not permitted in Bordeaux, your vote impacts the entire community, and we encourage your participation.
