• Outside Sales Partner


    Position Overview
    THG Real Estate is seeking a highly motivated and detail-oriented Outside Sales Partner to work as the transactional right hand and co-listing agent on a high volume of transactions, primarily focused on new construction and development projects. This role is perfect for an agent who thrives on structure, relationship management, problem-solving, and execution.

    The Outside Sales Partner will be responsible for handling interested buyers and their agents and qualified appointments from the ISA team, converting them to purchase contracts, and ensuring transactions move smoothly to closing. They will also manage inbound communication from external agents, facilitate negotiations, and liaise between the listing agent, clients, cooperative agents, and THG’s transaction and marketing departments.

    The ideal candidate is a skilled communicator, highly organized, solution-oriented, relentless in follow-up. They must be able to drive deals forward, troubleshoot transaction challenges, and create a seamless experience for buyers, sellers, and agents.

    Compensation

    • Base Salary + Commission ($70,000 - $100,000+ on target earnings)

    Immediate Project Responsibilities

    • Serve as the main point of contact for unrepresented buyers and external agents on three major new construction projects that THG Real Estate represents
    • Convert interested buyers and their agents into sales by providing expert guidance and clear communication.
    • Ensure all buyers and agents receive timely, accurate, and professional responses.
    • Work closely with THG’s transaction coordination team to streamline contracts and ensure smooth closings.


    Key Responsibilities
    Lead & Client Conversion

    • Take hot leads and qualified appointments from the ISA team and convert them into buyers under contract.
    • Guide buyers and their agents through the purchase process, including financing, contracts, and negotiations.
    • Manage and nurture new construction buyers and their agents through extended purchase timelines.
    • Host on-site tours and meetings for new construction and development projects.

    Transaction Management & Problem Solving

    • Oversee contract negotiations and work proactively to resolve deal challenges.
    • Collaborate with title companies, lenders, appraisers, and inspectors to ensure transactions progress smoothly.
    • Stay ahead of potential transaction roadblocks and work creatively to bring deals to the closing table.
    • Ensure the listing agent and other key stakeholders are informed and updated throughout the transaction.

    Agent & External Communication

    • Serve as the primary contact for cooperative agents looking to bring buyers to THG’s listings.
    • Provide detailed listing information, availability, and contract guidance to external agents.
    • Maintain open lines of communication with buyers, sellers, agents, lenders, and vendors throughout the transaction.
    • Ensure all communication is documented and tracked in the CRM for accuracy.

    Marketing & Listing Support

    • Work with THG’s marketing team to ensure that listings are effectively promoted and marketed.
    • Assist in showings, open houses, and project-related sales events.
    • Provide on-the-ground feedback to the marketing team regarding buyer/agent interest and market trends.


    Qualifications & Skills

    • Active Idaho real estate license.
    • Proven sales experience in real estate, preferably with new construction and developments.
    • Strong negotiation skills with the ability to manage multiple deals at once.
    • Exceptional communication and interpersonal skills—able to build trust quickly.
    • Highly organized and detail-oriented—able to manage multiple transactions simultaneously.
    • Problem-solver with a “get it done” mentality—driven to move deals forward.
    • Tech-savvy—familiarity with CRMs, transaction management platforms, and digital marketing tools.
    • Ability to work in a fast-paced, high-pressure environment.
