Dear Planning Officers,
I strongly object to Planning Application 24/2686/OUT and its March 2025 amendments due to the following concerns:

Unsafe Underground Bus Garage – Storing nearly 200 EV/diesel buses under residential towers poses severe fire, explosion and pollution risks. The first in the UK.

Flawed Transport Assessment – The transport study underestimates congestion and fails to address safety risks on Station Road & the A5, increasing travel hazards.

Far Short of Required Open and Green Space – 11,000 new residents will worsen Edgware’s green space deficit, falling 74% short of requirements.

Retail Decline – A 70% reduction in parking and 48% loss of Broadwalk Centre A1 retail shops will force people to travel elsewhere for essentials.

Lack of Affordable Housing – Built on public TfL land, yet only 35% affordable housing is provided instead of the required 50%. Ballymore has a history of underdelivering promised units.

Bus Station Loss – Removing the sheltered 68-seater bus station without a proper replacement disadvantages the elderly and disabled, potentially violating the Equalities Act 2010.

Extreme Housing Density & Overcrowding – 25 towers (up to 29 storeys) create one of the UK’s densest developments (137,974 people/km²—1,860% above Edgware’s norm). Doubling Edgware’s population will strain GP services.
