Barefoot Beach Club Construction Policies & Procedures Agreement
Construction Guidelines Construction Season & Work Definition Major Construction (May 1 – Oct 31 only): Any work creating noise affecting neighbors or requiring elevator use for supplies/debris. Includes flooring, ceilings, walls, cabinetry, HVAC, power tools, and concrete/tile work. Minor Construction (Allowed Year-Round): Painting, wallpapering, hanging pictures, plumbing/electrical work without drilling concrete/studs. Battery-powered tools and minor adjustments. Extensions Past Oct 31: Require Club Board approval. A $200/day fee applies unless the delay was beyond the owner’s control. All work must end before Thanksgiving—no exceptions. Emergency Repairs: Must be approved by Association Management (239-495-3311), including after-hours.

Approval & Deposits All work must be pre-approved by Management Office Owners must submit a deposit (10% of project cost, $1,000–$5,000) payable to the Condo Association. Deposits cover potential damages and penalties for construction past deadlines. Any damages exceeding the deposit will be the owner's responsibility. Refunds (minus deductions) will be issued within 30 days of project completion.

Contractor & Vendor Compliance All contractors must provide: Business license and required insurance documents. Contractors/vendors must check in at the front gate daily and park in designated area outside of building parking garage. The equipment in the parking garage (i.e. rolling carts) are for owner use only. Vendors are not to use the carts for transporting their material and / or tools to and from unit. NO EQUIPMENT IS TO BE KEPT IN COMMON AREAS.

Protection & Clean-Up Floor & Common Area Protection: Approved coverings must be used and removed weekly for cleaning. Elevators: Must be padded and never blocked with materials. Dirty Jobs: Sawing, cutting, or assembling must be contained within the unit or lanai (with shutters down). Daily Clean-Up: Hallways, elevators, and common areas must be cleaned of debris each day. Restroom Use: Contractors must use unit restrooms.

Dumpsters Building Dumpsters are for resident use only, no construction debris is to be placed in these dumpsters. Contractor Dumpsters must be approved by the office. Contractor Dumpsters must: Be under 16 feet in length with a tarp underneath and sit on plywood extending 16 inches beyond each side. Dumpsters are only allowed for 2 weeks and MUST be emptied three days before a named storm or the Association will do so at the owner’s expense.

Inspections & Building Maintenance 1. Exposed Infrastructure Inspections Any exposed plumbing, electrical, structural, or mechanical elements must be inspected before closing walls. 2. Required Upgrades Polybutylene Pipes: Must be replaced with code-approved PEX piping. Sanitary Pipes (Buildings 4 & 7-12): Must be replaced during renovations (Association will cover costs). Lanais: Waterproofing must use approved vendors & specified coatings (Tremco’s Vulkem 350NF). Floor Soundproofing: Proflex 90 must be used (except on the second floor).

Owner & Contractor Responsibilities Cover and uncover walkways to elevators weekly.
