    Blossom Garden Waitlist Application

  • This community participates in a low-income affordable housing program (LIFT). As part of this affordable housing program, all housholds must meet specific income eligibility requirements.

    Maximum Household Annual Income Limits

    Total household gross annual income (before taxes) must not exceed the following amounts:

    • One Person $38,940                           
    • Two People $44,460
    • Three People $50,040
    • Four People $55,560
    • Five People $60,060
    • Six People $64,500
    • Seven People $68,940

    Minimum Income Requirements

    In addition to meeting the maximum income limits, households must have a minimum monthly income equal to 1.5 times the rent amount.

    Exceptions to minimum income requirements may be made for households who:

    • Receive guaranteed rental assistance for a minimum of 6 months.
    • Have verifiable assets sufficient to cover at least 6 months of rent and utilities.

    If you receive rental assistance, the minimum income requirement applies only to your portion of the rent-not the full contract rent amount.

    Minimum Monthly Income by Apartment Size:

    1 Bedroom: $1,395 monthly

    2 Bedroom: $1696 monthly

    3 Bedroom: $1974 monthly 

    Occupancy Standards:

    1 Bedroom:

    • minimum 1 person
    • maximum 4 people

    2 Bedroom:

    • Minimum 2 people
    • Maximum 6 people

    3 Bedroom:

    • Minimum 3 people
    • Maximum 8 people

     

     

  • PREFERENCES WILL BE PROVIDED FOR THE FOLLOWING:

    • Salem for Refugees
    • Salem for Refugees Referral Partners
    • Victims of Domestic Violence (currently fleeing and/or in imminent danger)
    • Persons with verifiable disabilities. Definition of disability per Federal law as "any person who has a physical or mental impairment that substantially limits one or more major life activities; has a record of such impairment; or it regarded as having such impairment." In general, a physical or mental impairment includes hearing, mobility, and visual impairments, also chronic: alcoholism, mental illness, AIDS, AIDS Related Complex; mental retardation that substantially limits one or more major life activity. Major life activities include walking, talking, hearing, seeing, breathing, learning, performing manual tasks, and caring for oneself. 

    PREFERENCES WILL ALSO BE GIVEN FOR:

    • Existing residents who are victims of Domestic Violence.
    • Residents or prospective residents who have a need for an accessible unit when one comes available.

    Please note that you will need to provide appropriate documentation of said preference category and must notify the office staff that you meet the criteria at the time of submitting this application.

  • Dear Prospective Resident,

    Thank you for your interest in being placed on the waitlist for this property.

    Please note the following regarding your application for the waitlist:

    This application does not guarantee that you will receive a rental unit. This only places you on a waitlist for a call back. You will still need to be screened for credit, criminal, and rental history as well as meet required monthly income and annual income limits to qualify.

    It is your responsibility to ensure we have accurate contact information for you at all times. This means your current phone number as this is the method we use to contact you.

    All applicants will be placed on the waitlist in chronological order, with exception of those identifying on the preference list.

    • We will not send waitlist updates we will only contact you when an apartment becomes available matching your requirements
    • Length of time you will be on the waitlist will vary. The list changes as contact is made with people already on the waitlist.
    • A waitlist will be closed when there is enough applicants
    • When a unit becomes available matching your requirements, contact will be made via phone. If the phone doesn't work or you changed your phone number you will be removed from the list. You will have 72 hours to respond.
    • After 72 hours, if the property hasn't received confirmation of your intent to proceed, you will be removed from the list.
    • If you do not respond within the 72 hours of the call or decline, you will be removed from the current waitlist.
    • If you do respond and wish to rent the available unit you must begin the application paperwork process within 72 hours and pay the fee for the application per adult over 18 years old.
    • The application will be processed for the approval (or denial) for the credit, criminal, and rental background. The paperwork for the affordable portion will take longer to be processed.
