  • MOVE-IN FUNDS:

  • Please note rentals that start after the middle of the month will require rent to be paid through the end of the following month. (if moving in after the 15th, we require 1st month's prorated rent + 2nd month's rent)

  • WHAT'S NEXT

  • 1.  OFF THE MARKET:

    The property is not "off the market" until you drop off the security deposit in the form of a cashier's check or money order, within 48 hours. If we do not receive the full deposit within 48 hours of approval, we will move on to the next applicant. ***The Security Deposit must be in the form of a money order or cashier's check and made payable to RE/MAX Advantage; it must be dropped off , between 8:30am - 5:30pm, Monday through Friday, at the following address:**

    2. SECURITY DEPOSIT:

    Please notate the property address in the "Memo" section of the cashier's check or money order. Neither a personal check, debit/credit card nor cash will be accepted for the deposit. If you decide that you no longer want the property after we've received the deposit and have taken the property off the market to hold for you, the deposit will not be refunded.

    3. SEND YOUR ID. You can now complete your ID verification for security purposes here:  http://www.cgvegas.com/verify-id

    4. LEASE AGREEMENT: 

    After receipt of the deposit, we will send you the lease agreement.

    • Our team will be sending you the lease to sign electronically within 2 business days of receipt of your deposit. The lease will be sent thru AuthentiSign.
    • Once the lease has been sent, you'll have 48 hours to sign the lease. If we receive other applications during this time period, they will be put in backup position to yourself.
    • If after 48 hours you have not signed the lease, we will automatically move to the next applicant, so we advise sending in the deposit and then signing the lease as soon as possible.
  • 5. TURN ON UTILITIES IN YOUR NAME.

    The property will not have active utilities unless they are turned on in your name. ***DO NOT CHANGE the Trash utility to your name. This utility needs to remain under the owner's name and will be prorated in your monthly rent. Proof of utilities & renters insurance must be submitted to www.cgvegas.com/key-release

    a)CITY OF NORTH LAS VEGAS RESIDENTS: You need to call Utility companies and get the utilities:

    • ELECTRIC (NV ENERGY)
    • WATER & SEWER (City of North Las Vegas)
    • GAS (Southwest Gas)

    b) CITY OF HENDERSON RESIDENTS:

    • ELECTRIC (NV Energy)
    • WATER & SEWER (City of Henderson)
    • GAS (Southwest Gas)

    c) ALL OTHER RESIDENTS:

    • ELECTRIC (NV Energy)
    • WATER (City of Henderson)
    • GAS (Southwest Gas)

    6. Bring Cashier's Check for Initial Rent and Fees in Lease:

    Once these steps are completed the property is secured for you, and we will provide you keys the day your lease starts, upon receipt of certified funds for the rent as specified on the lease agreement. Please not rentals that start after the middle of the month will require rent to be paid through the end of the following month. (if moving in after the 15th, we require 1st month's prorated rent + 2nd month's rent)

    7. Move-in Day:

    Once steps 1- - 7 are complete and the lease is signed, the property is secured for you. Upon receipt of the Move-in funds noted on page 1, we'll provide keys and remotes on the day your lease starts. The Move-In funds must be in the form of a money order or cashier's check and made payable to RE/MAX Advantage; it must be dropped off, between 8:30am - 5:30pm, Monday through Friday, at the following address:**

  • Once the funds are received, the receptionist will hand you a receipt. She will provide you with a folder that holds a copy of your lease agreement, lease addendum, keys and remotes. You will also be asked to sign, and will be given a copy of, a key receipt.

    8. Provide Renter's Insurance:

    Email it to apply@cgvegas.com Renters Insurance is required for all renters, and must be procured before keys can be released. We recommend using the company that you have your car insurance from, they can add the renter's insurance to your policy, and sometimes you'll get a multiple policy discount.     9. Ask your insurance agent to add the following Additional Insureds to your Renters Insurance:

    as well as the owner of the property.

  • 10. MAILBOX KEYS:

    Please note that the US Postal Service owns all mailboxes and mailbox

    keys. To request keys or the mailbox number, you will need to take a copy of your lease agreement to your nearest post office. Be sure to check https:// www.usps.com/ to confirm you are going to the correct location. The US Postal service will only give this information out to the Deeded owner or Lease. In some cases (mainly in condos) you will have to contact the HOA. (their information is listed on your lease Welcome, and we look forward to a great experience for you!
