    We are a property management company that manages 1,110+ residential units, 100,000+ Sq Ft of commercial office/retail, and homeowner associations. We work with many clients ranging from small investors to larger institutions. We are always looking for good vendors to join our team as we have ambitious growth goals in the next few years.

    To achieve our growth goal we have integrated sophisticated systems through a company called Cavalry Works that handles our maintenance and vendor coordination. Once you are onboarded into our vendor network, we will make an introduction to Cavalry Works. They manage maintenance coordination for our company and many other property management companies. Even though it's not required to join their network, you might want to consider signing up as a Cavalry Preferred VIP Vendor to service properties beyond just our company. It's a great win-win for everyone.

  • BG Asset Management Vendor Agreement and Terms

    Our company believes in long term relationships with our vendors and have developed a policy of minimum standards for performance, responsibility and billing. Any vendor that performs work for our company must abide by these terms. These terms are in place to benefit all parties to ensure regular work with professional standards and to satisfy the property owners and tenants we have relationships with.

    TENANT RELATIONS

    • Vendor agrees to not discuss the condition of repairs with tenants and only to discuss with BG Asset Management or Cavalry Works.
    • Treat tenants courteously and with respect.
    • Be mindful of leaving the property clean or not dirtying the tenant’s home, and properly locking up upon leaving.
    • Contact the resident if you have to change the appointment for any reason.

    COMMUNICATION

    • (Non-Urgent Assignments) Call the tenant within 1-2 days to schedule an appointment.
    • (Urgent Assignments) Call the tenant the same day to schedule an appointment.
    • Notify management when an appointment is scheduled or rescheduled.
    • If you need assistance in scheduling with the tenant, notify management and we can assist.
    • Promptly report to BG Asset Management or Cavalry Works any problems with the property or tenant, or obtaining access. We can provide tenants with legal notice of entry and provide access as needed.

    ESTIMATES

    • Promptly provide BG Asset Management or Cavalry Works an estimate if the work to be done will exceed the maintenance limit.
    • If a change order is required, promptly provide the details for approval.
    • BG Asset Management will present all estimates and change orders to property owners for approval or revision.
    • Professional estimates are required in PDF format. 

    BILLING

    • Invoices must be emailed to invoices@bgam.us within 30-days of work completion.
    • Invoices will be paid within 30 days from the date of receipt (we usually pay faster).
    • BG Asset Management or Cavalry Works will discuss with the vendor if there are issues with payment within 30 days.
    • Professional invoices are required in PDF format. 

    IRS Tax Reporting

    • BG Asset Management will issue a 1099 to vendor by January 31st of each calendar year if payments have totaled over $600 in the prior calendar year.
    • No 1099 will be issued if vendor is a corporation, per IRS guidelines. This is subject to change without notice based on IRS guidelines.
    • 1099s will be issued electronically to vendor.
