    DETAILED CONSTRUCTION DOCUMENT DESIGN REVIEW CHECKLIST

    Site Plan (at a minimum scale of 1/20” = 1’) – Show:

    1. North arrow
    2. Property lines and setback lines with dimensions.
    3. Building footprints with dimensions, entries, porches, and balconies delineated (overhangs shall be shown in dashed lines).
    4. Drives, walks, gardens, pools, fence lines, retaining walls and other structures/landscape areas with location, dimensions, and materials.
    5. Water, electric, and sewer service.
    6. Limits of construction activity.
    7. Exterior light locations and type of fixture.
    8. Locations of external equipment (electric and gas meter, HVAC, etc.)
    9. Clearly label on site plan expected first floor elevation & lowest opening elevation and label as so.
    10. Grading plan showing drainage along lot lines and lowest opening (drainage shall be consistent with master grading plan and Lowest Opening Exhibit). At a minimum grades at lots corners must be provided. Bench mark reference must be listed for Engineer review.

    Floor Plans (at 1/4” = 1’) – Show:

    1. Foundation plan dimensioned.
    2. Room use labeled rooms dimensioned.
    3. Wall, window, and door openings dimensioned.
    4. Exterior walls shown and dimensioned.
    5. All overhangs of floors and roofs in dashed lines.
    6. Total enclosed square footage; total finished living space square footage (for residential homes/units); total building footprint square footage.
    7. All windows and doors with swings shown.
    8. All overhangs of floors and roofs as dashed lines.
    9. Overall building dimensions.
    10. Total enclosed square footage.
       

    Elevations (at 1/4” = 1’) – Show:

    1. Elevations for each façade, with color elevation for all street-facing elevations depicting material type and quality. 3D renderings are recommended.
    2. Major building sections at (¼” = 1’).
    3. Overall height from ground level.
    4. Roof pitch.

    Roof Plan(at 1/8” = 1’)


    Landscape Plan (may be submitted separately within 45 days for additional fee of $250) – Show:

    1. Design plan showing location of plantings and all yard improvement features.
    2. Plant listing summarizing common name, botanical name, planting size, and number of each species to be planted.
    3. Tree preservation/removal plan if applicable.

    A fee of $1000 is due for construction document review. Overage charges may be assessed if all documentation is NOT submitted together, if the design is altered after submittal, or if the design review exceeds the typical time to receive an approval. Plans that include a variance request must add $50 (variances must be listed on page 2 Resubmittals of plans are $100. Landscape review fee is $250. Checks must be made out to: Bishops Bay Home Owner's Association, Inc.
