    Purpose

    To recognize the Top REALTOR® members that have met the approved criteria in one of the categories listed below during the prior calendar year.

    Mission Statement

    To celebrate and recognize the current year’s Masters Club members who reflect the top 10-15%; to provide networking and career growth opportunities; and to educate all PCAR members on the value of striving to qualify and become a Masters Club Member.

    Masters Club Committee

    The incoming President shall appoint the Chairperson(s) of the Masters Club. The term for the committee chair(s) and committee members begins after the Masters Club Gala and continues until the end of the following year’s Masters Club Gala. Minimum Qualifications to Serve on Masters Club Committee:

    1. You must be a member in good standing with PCAR, CAR, and NAR.

    2. You must be a current Masters Club member.

    3. You must be at least a 3rd year Masters Club Member.

    Masters Club Goals

    It is the goal of the Masters Club to have between 10-15% of the top producing REALTOR® members of the Placer County Association of REALTORS® belong to the Masters Club.


    The Masters Club Committee shall review the Membership figures in the 3rd quarter annually.  Should the number of REALTOR® members approved for the Masters Club exceed 15% or drop below 10%, it will be a duty of the Committee to recommend changes to the criteria to the Board of Directors.

    Advertising/Use of Logo

      Use of the Masters Club logo and/or advertising is limited to current Masters Club members in good standing with the Association whose application has been approved for the current membership year and who have paid current Masters Club dues. Presidential and Presidential Elite members are exempt from paying Masters Club dues after their qualifying year. Presidential Members are required to pay dues in their 20th year, but not in subsequent years. All Presidential and Presidential Elite members must continue to submit a Masters Club application annually and have it approved in order to maintain their status and continue using the logo and/or advertising.

      Members who are not in good standing or who do not meet one of the approved membership designations may not use the logo or advertising. The current membership type must be clearly indicated on all printed materials.

      Previous year’s Masters Club members may use the logo until January 31. To continue beyond that date, a new qualifying application must be submitted by January 31. Use of the logo is allowed while the application is under review, provided it is ultimately approved.

    Types of Membership

    MEMBER - Is the designation pertaining to a member who has applied for and achieved club criteria for the current year and has paid the current year's Masters Club dues.

    Life Member is a designation given to members who have 5–9 qualifying years in Masters Club and have paid the current year’s Masters Club dues. Once achieved, Life Member status may be maintained without meeting the qualifying criteria by submitting and having a Masters Club application approved each year and paying the annual ‘Dues Only’ membership fee.

    Outstanding Life Member is a designation given to members who have 10–19 qualifying years in Masters Club, have paid the current year’s Masters Club dues, and have had their Masters Club application approved. Once achieved, Outstanding Life Member status may be maintained without meeting the qualifying criteria by submitting and having a Masters Club application approved each year and paying the current ‘Dues Only’ membership fee.

    Presidential Member is a designation given to members who have achieved Masters Club membership for 20 or more qualifying years and have paid the current Masters Club dues in their 20th year. To receive this award, members must submit a qualifying application and have it approved each year. ‘Dues Only’ membership years do not count toward the 20-year total. Once achieved, Presidential Member status may be maintained without meeting the qualifying criteria by submitting and having a Masters Club application approved each year. After the 20th qualifying year, Presidential Members are exempt from paying annual Masters Club dues.

    Presidential Elite Member is a designation given to members who have achieved Masters Club membership for 35 or more qualifying years. To receive this award, members must submit a qualifying application and have it approved each year. ‘Dues Only’ membership years do not count toward the 35-year total. Once achieved, Presidential Elite Member status may be maintained without meeting the qualifying criteria by submitting and having a Masters Club application approved each year.

    RECIPROCAL MEMBER - Is the designation available for both SAR and PCAR members who have achieved their appropriate Masters Club criteria for thecurrent year and have paid the current year's PCAR, and SAR Masters Club dues. 

    If a Reciprocal member from SAR joins PCAR as their primary association, then all years paid to SAR will move over to PCAR. Applicants must indicate on the application that they are transferring from SAR, thereby notifying PCAR staff to contact SAR and obtain verification of current qualifying years for Master’s Club.

    Annual Dues & Dues Only Membership

    Masters Club membership requirements are based on years of service and membership level. The following rules apply:

     

    Members in their first through fourth year must meet the qualifying criteria for the current membership year, pay the current annual Masters Club dues, and submit an application in order to advertise as a Masters Club Member, use the logo, and maintain their membership level.

    Once a member reaches Life Membership—including Life Members, Outstanding Life Members, Presidential Members, and Presidential Elite Members—an application must be submitted each year by the annual due date in order to advertise as a Masters Club Member, use the logo, and maintain their membership level. Life Members and Outstanding Life Members must also pay the current annual Masters Club dues. Presidential and Presidential Elite Members are not required to pay annual dues and will be given complimentary membership, except that Presidential Members are required to pay dues in their 20th year but not in subsequent years. Only members who meet the qualifying criteria for the current membership year may purchase plaques and/or plates.

    Members with at least five qualifying years in Masters Club who do not meet the qualifying criteria for the current membership year may submit a dues-only application. A dues-only application may be submitted at any time during the calendar year but will also incur a late fee in addition to the current year’s Masters Club dues. Paying “Dues Only” will not count as an eligible year for advancement to the next type of membership, and members who submit a dues-only application are not eligible to purchase a plaque or plate.

    The previous year’s membership expires on the last Friday in January each year. Membership at all levels is contingent upon REALTOR® membership being maintained at PCAR and an application being submitted by the annual due date.

    Lapses in Membership

    Masters Club Members who have not paid their dues for a period of three (3) years lose their Masters Club Membership status and would start over if returning to membership.

    Recognition of Members

    Only members whose application has been approved for the current membership year and pay the current year’s Masters Club dues will be recognized at the annual awards dinner, in local media publications, and in PCAR news media. Recognition includes name listing in official publications and acknowledgment at Masters Club events. Only members who have achieved the qualifying criteria for the current year may purchase plaques and/or plates.

    Approved Reciprocal SAR Members will also be recognized. Reciprocal SAR Members will be listed on PCAR’s website, acknowledged at the annual awards dinner, and included in local publications. Reciprocal SAR Members are invited to annual Masters Club events and may use the standard logo.

    For all membership types, only qualifying applications submitted by the last Friday in January will be guaranteed inclusion in media recognition. This recognition includes acknowledgment at the annual awards dinner, in local media publications, and in PCAR news media, as well as name listing in official publications, acknowledgment at Masters Club events, and eligibility to purchase plaques and/or plates for members who meet the qualifying criteria for the current year.

    Eligibility

    THE APPLICANT MUST BE A LICENSED REAL ESTATE AGENT OR BROKER and a REALTOR® in "good standing" with the Placer County Association of REALTORS® both at the time of application, and during the year for which they are applying for PCAR Masters Club Membership. ‘Member’ as used in these rules refers to someone who is a REALTOR® in good standing at all times, has qualified for the current PCAR Masters Club year, and has submitted and received approval of an application for the current year. Members that have been approved but subsequently have their PCAR membership suspended or terminated will relinquish their Masters Club membership status for the remainder of that year.

    Criteria For Approval


    1.   Applicants must complete the Masters Club Application and attach the ‘Masters Club Report’ from Prospector. For new home sales or non-MLS properties, a certified final combined settlement statement must be attached; a buyer’s settlement statement will not be accepted. The settlement statement must verify that the commission was paid to the Broker for the transaction to be credited. Applicants representing both buyer and seller in a closed escrow (double-ended transaction) will receive credit equal to 200% of the sales price. Applicants representing only the buyer or only the seller in a single transaction will receive 100% credit of the sales price.


    2.   A double-ended transaction counts as two transactions only if the applicant is the sole agent representing both the buyer and the seller. If the applicant shares either side of the transaction with another agent, credit is split accordingly.

    ·         Two agents sharing the listing side each receive 0.5 transaction credit toward the minimum.

    ·         Two agents sharing the buying side each receive 0.5 transaction credit toward the minimum.

    To qualify for Masters Club, members must complete the current qualifying transactions or an equivalent combination of partial and full credits. All applications must meet the minimum qualifications to be considered.

    3.       Both MLS and Non-MLS sales will be counted.  A closed escrow must be recorded during the calendar year to be counted.  Applicant may only submit transactions where he/she was the agent of record in the transaction, and a commission was paid. Only transaction of property located in the state of California will be counted.

    4.       Designated REALTORS® (Brokers) do not receive credit for the listing and sales of their licensed personnel.  They receive listing and selling credit only on their individual transactions.

    5.       All applications will be reviewed and approved by the Committee, and all applicants will be notified of their approval by the Association.  All supporting materials must be available for verification upon request of the Masters Club Committee.  Failure to furnish records for verification will cause applicants to be disqualified.  Falsification of records of sales credit will result in the individual’s disqualification from further participation in the Masters Club.

    6.       Qualifying applications must meet the minimum requirements. No exceptions.

    Team Transactions

    “Teams” as used in these Standing Rules, are sets of individual agents or brokers who work together on

    transactions. Each team member must qualify individually and be approved for Masters Club in order for that team to

    market themselves as Members of Masters Club for that qualifying year.

    Preparation of Application

    The applicant shall only use an approved PCAR Masters Club entry form.


    The application must be signed by the agent's Broker or Designated Manager.  Principal brokers may sign their own application.

    Deadline

      The final deadline for submitting applications (entry forms) is the last Friday in January. Only applications submitted by this date are guaranteed eligibility for participation in the annual Masters Club awards program and publicity.

     

      Late applications will be accepted until the last business day in February, provided all requirements are met and the application is accompanied by the dues and a late fee. Recognition at the awards dinner or in media, as well as the availability of plaques or Reciprocal Membership, cannot be guaranteed for late applications.

     

      Applications submitted after the last Friday in February must include the completed application, the reason for the late submission, and the late fee. Approval of these applications will be at the sole discretion of the Masters Club Committee.

    Meetings

    The Masters Club Committee will hold one meeting per month.  Awards Program and other events will be held as necessary.
