Security Deposit
I understand and agree that if a security deposit is held for my property and if I'm terminating management before the tenant has vacated, the security deposit will be sent to me and I become fully responsible for complying with all security deposit laws. Security deposits will be returned directly to the owner as we are unable to transfer those funds to another party or company.*

The property at {propertyAddress40} will no longer be under the management of DeSantis Property Management effective on the first day following the termination date of {dateOwner37}. Effective upon termination, DeSantis Property Management will no longer provide any services, including but not limited to, visiting or monitoring the property in any capacity as well as turning the unit for sale or rental, including but not limited to trash haul out, cleaning, lawn care and repairs. Full responsibility for the care, upkeep, and maintenance of the property will rest solely with the owner. The owner is responsible for contacting all utility providers to ensure the continuation of service after the termination date. Additionally, the owner should review and, if necessary, update any applicable insurance policies. Once this form is acknowledged and signed, no further management fees will be due to DeSantis Property Management, aside from any charges incurred through the termination date. After all final expenses have been processed and cleared, the account will be closed following the month-end release of the tenant's security deposit. This process may take up to thirty (30) days after the tenant's move-out date or management termination. A final statement will be issued, and any remaining reserve funds will be returned during the next billing cycle after the deposit disposition.
