  • This agreement by and between MultiChurch Initiative (also referred to as New Branches) located at 5011 31st Ave. So. Minneapolis MN 55417 “Owner”, and {mainContact} "Event Organizer" for an event titled {titleOf} that will take place {startDate} - {endingDate}.

    WHEREAS, "Owner" owns premises located at 5011 31st Ave. S., which is normally used for religious purposes, and WHEREAS, "Event Organizer" desires to use the {roomsRequested} which are part of the premises for the purpose of the event listed above, and WHEREAS, "Owner" has agreed to allow the "Event Organizer" to use the facilities provided that the following terms and conditions are met.

    IT IS THEREFORE AGREED BY AND BETWEEN THE PARTIES:

    • Owner agrees to let the Event Organizer use the rooms allocated as part of this Rental Agreement at the above described premises for the above described dates and hours.
    • Fee Agreement. Renter agrees to pay Owner a refundable $100 damage deposit. Renter agrees to pay Owner the agreed upon total event amount on or before the event for the use of the premises.  This amount will include the rental of the space, and additional fees such as set-up or tear-down of resources ($50/hour), and any custodial fees needed to get the space ready for your event ($50/hour).  
    • If set-up or tear-down is not required by New Branches staff, then it is the responsibility of the Renter to do to facilitate these actions, returning resources to where they belong, and restoring a space to its original configuration.  Failure to do this will result in an additional fee of $100.  
    • The Event Organizer agrees that it will not use the premises for any unlawful purposes and will obey all laws, rules, and regulations of all governmental authorities while using the above described facilities.
    • The Event Organizer agrees that it will not use the premises for any purpose that is contrary to the mission, purpose or belief of the Owner, which is composed of religious organizations.
    • The Event Organizer agrees to abide by the following rules for the use of the premises:
      • An electronic fob will be assigned to a specified user within the Event Organizer organization for entry into the building. The assigned user will be identified in New Branches records by their phone number, email address and position or office within the organization. Fobs are non-transferable.  If fobs are lost, a $25 fee will be added to the total cost of the rental.
      • The user assigned to a fob is responsible for all who enter the building with them – through any door – and for closing and securing the building upon departure.
      • The Event Organizer will have specific space (room) assignments in the building.
      • Activities and programs conducted by the Event Organizer will be limited to the assigned space unless the use of other building space is requested and approved with at least 7 days advance notice by the New Branches Facility Manager.
      • Use of other building space by the Event Organizer will entail additional rental fees.
      • The Event Organizer will be required to carry their own liability insurance for sponsored activities and programs.
      • The Event Organizer is not allowed to sublet space to other organizations or entities.
      • The Event Organizer will secure background checks for any person within their organization who works with children, youth, and vulnerable adults attending The Event Organizer function(s) in the New Branches building.
    • The Event Organizer agrees to hold harmless, indemnify and defend Owner (including Owner’s agents, employees, and representatives) from any and all liability for injury or damage including, but not limited to, illness, exposure to infectious/communicable disease, bodily injury, personal injury, emotional injury, or property damage which may result from any person using the above described premises, its entrances and exits, and surrounding areas, for the Event Organizer’s purposes, regardless of whether such injury or damage results from the negligence of the Owner (including Owner’s agents, employees and representatives) or otherwise.
