TERMS AND CONDITIONS
ALL BALANCES FOR SEASONAL FEES AND FEES ASSOCIATED WITH THE SITE IMPROVEMENT, PAYABLE TO WINDMILL POINTPARK & CAMPGROUND, MUST BE PAID IN FULL PRIOR TO START OF THE PROJECT(S).
Request for Site Improvement forms must be submitted at least 2 weeks in advance and must have prior approval by Windmill Point Park & Campground.
All external contractors must submit Windmill Point Park Contractor Agreement form prior to start of project. All diagrams shall include a topical view of the occupant’s site, which indicates the position of the trailer relative to the position of the new project. A separate diagram shall include the actual project with specific dimensions and materials. A site visit may be required to determine location of proposed project as not to impede with any of Windmill Point Park’s underground services, overhead utilities, fire setbacks, other setbacks and site boundaries. Windmill Point Park reserves the right to inspect the project at anytime. Project hours may be from 8am to 7pm. Violation of this agreement, License of Occupation and Park rules may result in the termination ofthe project and/or the Seasonal Camping status upon written notice. Site improvements may initiate tax assessment on occupant’s site and increased fees or levies payable to Windmill Point Park & Campground.
DECK: Deck may be subject to building permit and permit will beinvoiced to Seasonal Camper. A deck shall not exceed 10’ wide by the length of the trailer and may not exceed 2’ in height (top of deck). It must be constructed in sections no larger than 8’x10’. Deck boards should preferrably run parallel with the trailer, subject to height. Deck must not exceed the shell of the trailer, unless approved by Windmill Point Park. All decks must be must be made available to be removed immediately or at the discretion of Windmill Point Park & Campground.
SHED: Shed must not be homemade, must be prefabricated and shall not exceed80 ft2 or 8’X10’X8’ (8’maxtotop peek of roof). Metal sheds are not permitted. All sheds must be made available to be removed immediately from the site or property or at the discretion of Windmill Point Park & Campground.
FREE STANDING GAZEBO/PERGOLAS: Gazebo and pergolas must not be homemade and must be pre-fabricated. Square footage will be determined by space availability and site visit. No carports permitted. Free standing gazebos/pergolas must be made available to be removed immediately from the site or property or at the discretion of Windmill Point Park & Campground.
SCREENS: Screens may not be higher than 6’ and may be subject to more stringent approval. Screens on the ground must be floating. Concrete cannot be used to secure to ground.Screens on decks may notbe higher thant he height of the awning track of the trailer. Screens must be made available to be removed immediately from the site or property or at the discretion of Windmill Point Park & Campground.
HARDSCAPING: All hardscaping materials must be made available to be removed immediately from the site or property or at the discretion of Windmill Point Park & Campground.
PLANT MATERIAL: All plant material, once planted into the ground, become the property of Windmill Point Park. Plant material must not be an invasive species that is difficult to control the spread of. (e.g.mint)
LIMITED EXTERNALSERVICES: External services will be limited to TV or internet and may be subject to additional fees, invoiced to the Occupant(s). Windmill Point Park & Campground's address cannot be used for external billing or invoice for said services. All external mail will be returned automatically, without notice, and may be deemed as a violation of the Licence of Occupation.
BY SUBMITTING AND SIGNING THIS APPLICATION, I AGREE TO ALL THE TERMS AND CONDITIONS OF THIS AGREEMENT AS SET FORTH.
