PERMIT APPLICATION REQUIREMENTS (1 of 3)

TO ENSURE THE TIMELY ISSUE OF AN ALC PERMIT FOR YOUR PROJECT, THE FOLLOWING INFORMATION IS REQUIRED:

COUNTY BUILDING PERMIT COORDINATION:

• Proposed modifications to a lot’s hardscape and buildings that involve structural
  modifications, retaining walls, pools, exterior electric or gas connections, or other
  significant alterations may require a county permit. It is the responsibility of the
  homeowner to first review Pinal County Information Bulletins 003 and 006 for guidance on when a county permit is typically required. If further clarification is still needed, the homeowner should call County Building Safety at (520)866-6442.
• If a county permit is required, the homeowner must obtain the county permit and
  include a copy with the application. ALC applications with pending county permits will
  not be processed until the county permit is received.

LANDSCAPE AND/OR HARDSCAPE PROJECT APPLICATIONS:

• Submit the applications and the proposed plan in electronic or paper format. All plans
  should include scale, date, and name and phone number of plan preparer.
• LANDSCAPING PLANS: Show trees and bushes depicted at mature size.
• HARDSCAPE PLANS: Show all items to be constructed such as patios, BBQ’s, seat
  walls, pony walls, etc. Include manufacturer's name and color of pavers, blocks, etc.
• If you plan to modify a party wall, attach a fully executed copy of the “Permission to Enter” form.

 BUILDING EXTERIOR MODIFICATIONS AND ADDITIONS APPLICATIONS:

• Submit the application and the proposed design including a site plan and the county-approved plans and permit (if required) in electronic or paper format. Plans are to include the same plan preparation information as noted in the preceding section. Submit drawings
  to fully explain the modifications on the appropriate plans as follows:
• FLOOR PLAN of all buildings with building dimensions.
• ELEVATION VIEWS indicating construction materials and exterior color.
• ROOF PLAN indicating color and type of materials, including drainage.

INITIAL FULL LANDSCAPING APPLICATIONS:
Completed permit applications for full landscaping must include associated attachments within 90 days of closing. After the plans are reviewed, a site preview visit will be conducted by an ALC member which may lead to modifications in the plans to meet the ALC Guidelines.

THE VILLAS:
Changes to lots in Units 35/35A and Unit 50 must have their application approved by their Board of Directors. Once approved by the Villas Board, submit the application with approval to the ALC.

Permit turnaround time for 90-day permits is up to 7 business days if all required documents are provided. Full landscaping and 180-day permits may require up to 15 business days turnaround time.
