    • Important Note Regarding Loan Origination Appraisals: Due to federal regulations (such as the Dodd-Frank Act's Appraiser Independence Requirements - AIR) and industry standards, appraisals for mortgage loan purposes cannot be ordered directly by the borrower or property owner. To ensure appraiser independence and protect consumers, your lender is legally required to order the appraisal through a regulated process (e.g., directly from an appraisal management company (AMC) or an approved staff appraiser). Please contact your lender or loan officer directly. They will initiate the appraisal order through their approved channels. We appreciate your understanding .

      1. I/we understand that this form serves as an initial request for appraisal services and does not constitute a formal engagement or commitment from KB Appraisal.

      2. A separate Engagement Letter, outlining the full scope of work, appraisal fees, payment terms, and confidentiality, will be provided for my/our review and signature. No services will commence until this letter is formally executed.

      3. I/we affirm that all information provided in this form is accurate and truthful to the best of my/our knowledge and belief.

      4. I/we understand that the appraiser will rely on the information provided herein, in addition to their independent research and inspection, to determine the appropriate scope of work and fee.

      5. I/we understand that timely and safe access to the property is required for the appraisal inspection.

      6. I/we authorize KB Appraisal to discuss and share the appraisal report and related information with the parties listed in the "Authorized to Share With" field in SECTION 2.

    Due to federal regulations, appraisals for mortgage loans cannot be ordered directly by the homeowner, buyer, or borrower. To ensure independence and protect all parties, your lender must order the appraisal through their own approved process.
