    This petition opposes the high-density development of 39 townhomes at 1905-1911 La Dawn Lane in a neighborhood primarily composed of low-density single-family homes. A developer has applied for the rezoning.

    As a resident of Bolton, Atlanta, GA, I cherish the unique character and charm of our community. Our neighborhood, known for its historic single-family homes, offers a peaceful sanctuary amidst the bustling city life. But now, the tranquility and charm are under threat from a proposed rezoning project on La Dawn Lane.


    The proposed development aims to change the zoning from R-4 to MR-3. This will allow the construction of 39 townhomes, replacing the two single-family homes located at 1905 & 1911 La Dawn Lane.. This drastic shift in land usage will significantly alter the fabric of our community, bringing in high-density residential development that is starkly out of character with the existing historic homes. Such development raises traffic concerns. Specifically, increasing parking spots from the townhome parking area will increase the flow of traffic, leading to more congestion in an already congested area. Our only effective egress from the area is already strained, with major routes on the east end of La Dawn and problematic connections on the west end. Adding more trips from school buses, delivery vehicles, and semi-trucks, which are already cutting through our area, will exacerbate safety risks for pedestrians, children, and emergency services. The added stress on our roads and intersections calls for a professionally conducted traffic impact study that is long overdue.


    It will also place unprecedented demands on our electricity, water, and sewer infrastructure, and exacerbate existing problems with stormwater runoff, leading to further environmental issues. With only 15% of the land remaining for stormwater absorption (after 70% is covered by buildings and paved surfaces), our local wetlands and the PATH trail’s boardwalk area are at risk. 


    Rezoning that leads to drastic population increases and infrastructural strain threatens not just the aesthetics of Bolton but also the quality of life for its residents. The rezoning and subsequent development would further stretch our already challenged resources and compromise the safety and well-being of our community members.


    We must preserve the unique character of Bolton and ensure sustainable development that aligns with the character of the neighborhood. 


    We urge city officials and stakeholders involved to reconsider this rezoning proposal and explore alternatives that respect the historic nature and infrastructure capacity of our beloved community. We ask that they maintain the current R-4 zoning for single-family homes in our neighborhood. We request a detailed, independent traffic impact study, as well as an assessment of environmental risks, especially regarding stormwater runoff and wetlands. Ensure the community that there will be transparent public hearings and actively involve the residents in the decision-making process at every governmental meeting related to this proposal
