  • Steps To Pay Your Application Fee

    We do not have an online payment option at the moment and apologize for the temporary inconvenience.

    Please bring a $60 money order per application to our other property's Welcome Center (off Madison Street, just past the Sango Walmart) located within Sango Place Apartments:

    If you are applying as a legally married couple, you may bring a combined application fee of $100.

    All money orders should be written to GC2 Real Estate. Please ensure your money order includes your "Your Name + Martha Lane App Fee" clearly written on the memo line OR in a clearly marked envelope so that we know to give you credit for your payment.

    Our office hours are Monday–Friday, 10:00 AM to 4:30 PM.

    We also have a drop slot on the glass door of our Welcome Center for after-hours and weekend convenience.

    No applications can be processed until the app fee is recieved.

  • RENTAL APPLICATION QUALIFICATIONS AND REQUIREMENTS

  • Criminal Background & Credit Report: A credit and background report will be obtained for each applicant and sent to our corporate office for review.

  • Rental History: Prior rental history must be listed. Please provide a minimum of 2 years verifiable residency history. We will contact previous landlord(s) for rental verification(s), therefore prior landlord contact information must be provided on your rental application.

  • Employment History & Income Verification: Current and/or previous employment must be verifiable We will require documentation for at least 1 month of income statements via pay stubs.  In certain circumstances, we may accept the most recent year's tax returns, offer letter or a letter of employment provided by your employer. We will contact your employer for an employment verification, therefore contact information for your employer must be provided on your rental application.

  • Income Requirements: Applicant(s) total household income must be at least 3 times the amount of monthly rent before taxes If you will be using a co-signer, the co-signer will also need to meet the rental qualifications as their name will be on the lease.

  • Identification Requirements: All applicants are required to provide a copy of at least one of the following forms of identification: valid driver's license, state identification card, passport, or other forms of legal ID.

  • I certify that the above information is true and correct. I hereby authorize ARE LLC to complete a background and credit check and make any inquiries deemed necessary to evaluate my tenancy and credit standing and to obtain my consumer credit report which will appear as an inquiry with the credit reporting agency. I also understand that in the event that I choose to pay a security deposit to hold a property for a given time before occupancy (and later determine that I do not wish to occupy the property) my deposit will be forfeited.  I further understand that the application fee is not deposit of rent and will not be applied to future rent or refunded even if this application is declined. I understand that any move-in special I may be eligible to receive is contingent upon the fulfilment of the full lease terms.  If for any reason the lease is terminated or I choose to vacate the premises before the completion of the terms, then l agree to repay the full amount that l receive as a move-in special.
