MOBILE/MODULAR HOME VARIANCE APPLICATION STEPS
1. MOBILE/MODULAR HOME APPLICATION GIVEN - This is used to get signatures of all the property owners within 300 feet of property in question for the mobile home variance. At least 80% of the property owner's signatures are needed on application for the Planning Commission to even consider the variance. These signatures obtain by applicant will be verified prior to Planning Commission Meeting.
2.PROPERTY OWNER DEED- The Property Owner's land has to be in their name. Meaning that the Deed of Sale has to have their name on it showing ownership of the property their wanting to put a Mobile Home on. A copy of this Deed has to be given to City Hall prior to the Planning Commission Meeting to be attached to your file.
3.ADVERTISE IN OAKDALE JOURNAL - This is needed to advertise in the paper to let neighbors and property owner know that there is a mobile home variance being applied for and the chance to attend a public meeting held in question of the mobile home variance. The Mobile Home Variance has to be advertised for (3) three consecutive weeks in the paper. The advertisement cost is $85.00
4. PUBLIC SIGN POSTED: A sign needs to be posted on the property to advertise to the neighborhood and nearby property owners of a mobile home variance being applied for.
5. PLANNING COMMISSION MEETING: This meeting is for the purpose of the City Planning Commission to discuss the Mobile/Modular Home Variance in question to make sure that property owner has all required paperwork in order to be approved by Planning Commission. Then for the Planning Commission to request for approval by the City Council. Applicant must be present at this meeting held always on 1st Thursday of the Month.
6. CITY COUNCIL MEETING: This meeting is for the purpose of the City Council to discuss the Mobile/Modular Home Variance in questions to recommend by the Planning Commission to be approved or denied. Applicant must be present at this meeting always on the 1st Thursday of the Month.
