Studios Tenant:Is a leader in their craft and values working among other high-performing professionals.Is business-savvy, capable of managing all aspects of entrepreneurship including marketing, scheduling, networking, and bookkeeping.Has an established clientele or 2–3 months of business reserves and a clear strategy for building clientele.Is currently generating or projected to generate at least 30–35% of the monthly studio rental rate in service revenue.

Studios, I understand and agree that:I will operate as an independent business owner and sole proprietor.I am responsible for all aspects of my business including marketing, client management, scheduling, bookkeeping, and business development.I am responsible for maintaining an active professional license and valid liability insurance at all times.ko & co. Studios is not a walk-in salon. It is my responsibility to build and maintain my own clientele.I am fully responsible for the lease duration. While subleasing may be permitted with prior approval, ko & co. does not offer an early termination clause.
