    1. The name and address of the person authorized to receive rent, manage and maintain the premises, who can readily be contacted, and an owner or agent with an address within the state authorized to receive notices for demands, and at which service of process can be made in person.

    2. I have the right to inspect the dwelling unit & notify Landlord of any damage/defect that exists before the start of my tenancy.

    NOTICE: Landlord is using public records provided by a third-party service to determine your eligibility to rent. Neither Landlord, nor the third-party service, can vouch for the accuracy of the records, as they have no control over such records. It is the responsibility of the applicant to check the accuracy of his or her own public records.

    • Tenant may request in writing within seven days after delivery of the rental unit a list of physical damages or defects, if any, charged to the previous tenant’s security deposit.
    • A security deposit is required from every tenant against damages or loss to the premises and said security deposit cannot be used as last month's rent. 
    • I acknowledge being furnished copies of the Rental Agreement, Rules & Regulations and Nonstandard Rental Provisions.
    • I agree to sign the Rental Agreement, Rules and Regulations and Nonstandard Rental Provisions prior to taking occupancy of the unit.

    AUTHORIZATION OF CONSUMER CREDIT REPORT/CRIMINAL BACKGROUND CHECK & OTHER INFORMATION:

    • I authorize Landlord to do the following: (1) Contact any individuals and/or businesses listed above and verify all the information provided in this application before, during, and/or after my tenancy. (2) Obtain a copy of my consumer credit report & perform a criminal background check. 
    • A copy of my consumer credit report will be given to me upon written request.
    • I authorize JJGF Real Estate 2, LLC (Landlord) to verify my current and previous employment, including salary information and to verify my current and previous rental history.
    • I understand that any discrepancy or lack of information may result in the rejection of the application.
    • I further authorize and permit JJGF Real Estate 2, LLC (Landlord) to obtain updated information annually and on future occasions for rental renewal considerations and for collection purposes should that be deemed necessary.
    • I hereby authorize obtaining my consumer credit report and perform a criminal background check, verification of the information I have provided and communication with all names listed on the application.

    I certify that all the information provided in this application is true and accurate to the best of my knowledge.

    I understand that if I have mispresented any information on this application that my application will be denied.

    By applying for an apartment, you authorize us to obtain and agree to pay up to $50 per applicant to cover the third-party costs for obtaining the required screening verifications for our qualifying criteria. Applications are accepted on a first come, first served basis. 

    I understand that this must be paid before this application can be completely processed.

    You agree that your electronic signature (hereafter referred to as "E-signature") is the legal equivalent of your manual/handwritten signature on this Application.

    By selecting "I Accept" using any device, means, or action, you consent to the legally binding terms and conditions of this Application. You further agree that your E-signature on this document is as valid as if you had signed the document in writing.

    You also agree that no certification of authority or other third-party verification is necessary to validate your E-Signature, and that the lack of such certification or third-party verification will not in any way affect the enforceability of your E-signature or any resulting agreement between you and JJGF Real Estate 2, LLC.
