Requirements for Bidders
Manual Approval Required – All bidders must be manually approved before bidding is permitted.
Moving Quote Submission – Buyers must obtain a building moving quote and submit it to Lemons Auctioneers, LLC & Online Pros prior to bidding.
Bid Deposit – In certain cases, a $500.00 refundable bid deposit may be required to participate.
Accessibility
Confirm the building is easily accessible for removal.
Identify any obstacles (fencing, other structures) and confirm who is responsible for removal.
Included Features
Verify if the HVAC unit is included in the sale.
Determine if contents inside the building are included.
Confirm if the awning and ramps are included in the auction.
Preparation for Removal
Ensure electrical and plumbing are fully disconnected.
Determine if the building is a single or double unit.
Measure length and width of the building by the roof eaves.
Note if the skid is metal or wood.
Condition & Construction
Identify if the building is metal with a metal roof or wood with a shingled roof.
Check for the presence of asbestos.
Locate manufacturer information (usually inside the electrical panel door) if available.
Inventory & Photography
Complete a full inventory of included items before listing. (Please refer to the Portable Classroom Building Worksheet.)
Take clear, high-quality photographs of all exterior angles, interior spaces, and included features.
Ensure photos accurately reflect the building’s current condition.
