  • Owners:  You are leasing your Thomas Village Patio Home property that is in a Home Owners Association (HOA).  As the owner, it is your responsibility to ensure that you and your tenants follow of the new governing rules of the HOA, adopted on January 21, 2023.  You have duties to the HOA that are described in the Restrictions, Covenants and Conditions (CC&R’s) and in the Subdivision Rules. 

    In summary, your duties are to communicate to the HOA management details about who is in contract to lease your home and communicate to your tenants the HOA community policies and governing documents that apply to living in the HOA community

    YOUR DUTIES TO PROVIDE (PRIOR TO TENANT MOVE IN DATE):

    1.       Tenant

    a.       Name(s) of all tenants

    b.       Contact information (phone numbers, and emails)

    2.       Property Management Company contacts (if you are using one)

    a.       Name

    b.       Email

    c.       Phone Numbers

    3.       Lease confirmation and duration

    4.       Number of Pets

    5.       Confirmation that tenants have received and read the HOA Restrictions, Covenants, and Conditions (CC&R’s) and Subdivision Rules

    6.       Confirmation that tenants and owners understand that subletting is not allowable in TVPHOA

    In accordance to New Mexico State law, all complaints regarding property, noise, odor, or any other issues will be sent directly to you as the owner of the property.  You, as the owner are expected to ensure that your tenants abide by all law’s and uphold the HOA governing rules.  You have a duty to manage your property for the sake of the community and it is not the role of the community to manage your tenants or your property.
