  • ELEVATE EQUINE MANAGEMENT, LLC.

    This Board Agreement ("Agreement") is being entered into by and between ("Owner") and Elevate Equine Management, LLC, the Leasing Manager and Barn Manager of Ridgewood Stables, LLC ("Barn Manager") regarding (Horse's Name)and (description including breed, age, sex, color)

    1. Owner agrees that Barn Manager, and its agents, staff and employees are not liable for the death, sickness, injury, and/or accident of the Horse, including consequential damages, caused to the Horse, unless caused by the willful and wanton gross negligence of Barn Manager, its agents or employees. In addition, Owner agrees to hold Barn Manager and its agents and employees completely harmless and not liable for any injury whatsoever caused to Owner, and/or any loss or damage to Owner's personal property.
    2. It is Owner's responsibility to carry full and complete insurance coverage on Owner, Owner's Horse and all Owner's and Horse's personal property. Owner agrees to abide by all Barn Manager's rules and regulations (attached hereto as Exhibit A) and wear proper safety equipment (i.e. ASTM/SEI approved headgear with a chinstrap
    3. Regular veterinarian and farrier care will be arranged by Owner and shall be invoiced by the veterinarian and farrier directly to Owner. In the event of sickness and injury of and/or accident to the Horse, after reasonable efforts have failed to contact Owner, Barn Manager has Owner's permission to contact a veterinarian or farrier for treatment at Owner's cost.
    4. Owner hereby grants a possessory lien to Barn Manager against the Horse(s) being boarded for the value of all unpaid board and any additional services provided by Barn Manager under this Agreement. Should such charges go unpaid, Barn Manager shall be entitled to exercise the right to enforce said lien according to the laws of the State of Ohio.
    5. Monthly Board is currently $850 per month. Barn Manager will use reasonable efforts to continue to provide Board and other services as set forth in this Agreement at the current rate. However, Board may be raised at the sole discretion of Barn Manager with 30 days' notice to Owner. Owner is required to enroll in our monthly payment plan through our website. In the event a payment is not made for any reason, Owner is responsible for paying an additional $20.00 transaction fee and a $50.00 late fee will ensue.

    Monthly Board $850.00 Includes:

    • Individual 12x10 stall - including one feed bin and 2 water buckets
    • 6 day stall cleaning - excluding Sundays and holidays (holidays include New Year's Day, Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas Day - if these holidays should land on a Saturday or Monday, stalls will be cleaned but no turnout)
    • 6 day turnout weather permitting - pastures/dirt paddocks - excluding Sundays and holidays (holidays include New Year's Day, Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas Day), and excluding the appropriate time to rest the grass pastures.
    • Bedding added by Barn Manager only - as needed - excluding Sundays and holidays (holidays include New Year's Day, Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas Day)
    • Tribute Kalm 'N EZ or Tribute Senority - Pelleted feed will be fed twice daily - up to 9lbs/day (or other feed as determined by Barn Manager)
    • Hay will be given 3-4x/day - with a minimum of 20-25lbs/day depending on daily turnout. Hay bags and hay hoops provided by Owner are welcomed for daily use. Barn Manager will hang hay net at night only for night check
    • Horses will be watered a minimum of 3x/day - buckets are dumped 3x/week and scrubbed 1x/week
    • Only Supplements provided by Owner will be fed by Barn Manager staff
    • Blanket weight changes will be accepted before 3pm - if after 3pm, Barn Manager cannot guarantee that the blanket will be changed as Barn Manager staff leaves after feeding - blanket changes exclude Sundays and holidays (holidays include New Year's Day, Memorial Day, July 4th, Labor Day, Thanksgiving, Christmas Day) - this does not include stable to turnout blanket changes, only temperature weather changes for turnout blankets - Owner is responsible to have a clean back up blanket on door - if no back up blanket is present, Barn Manager will make the decision, in its sole discretion, for turnout for Horse based on weather conditions that day
    • Boots and bell boots added for turnout - Owner is responsible to have clean back up boots on door - if no back up boots are present, Horse will be turned out without boots/bell boots
    • Built in private tack locker - one per stall/Horse for horses in the main barn and heated upper tack room or upper barn tack room for horses in the upper barn.
    • Use of all amenities/farm grounds - 5 arenas, riding trail and grass area for riding when weather is appropriate
    • Horse Trailer parking - no trailer parking fee for Owner
    • Barn Manager reserves the right to apply a hay surcharge if the current market price of hay warrants. Barn Manager will make reasonable efforts to avoid increased charges, but sometimes due to conditions beyond Barn Manger's control, like drought or heavy, rainy seasons, Barn Manager has no choice due to increased hay prices.
    • All boarded Horses are required to have a fecal examination performed twice per year (typically with spring and fall vaccinations)
    • All boarded Horses must have a current negative Coggins test and core vaccinations (including flu rhino, EEE, WEE, WNV, Rabies, Tetanus) upon arrival and must be kept current while at Ridgewood Stables
    • Fly sheets put on and taken off
    • Administer medication (IM or oral only) outside of normal feeding time - if Horse does not cooperate, Owner will be requested to be present
    • *Stalls may be leveled and fully matted at the clients expense but only under the understanding that all materials must be left as part of Ridgewood Stables.

    Al a Carte Services Available:

    • Bring in early for farrier/veterinarian/dentist/etc: $20.00/Horse
    • Hold for veterinarian/dentist: $20.00/Horse
    • Lunge/hand walk $40.00/20 minute sessions
    • Extra hay - $1/flake
    • Extra Bedding - per month $40.00/stall
    • Banamine Oral Paste: available from management but must be replaced by owner.


    6. Barn Manager requires a stall deposit of $425/stall upon the signing of this Agreement. This guarantees Owner and Horse a stall. This deposit will be returned if no damage has been done to property and Owner provides the required 30 days' written notice of intent to leave.
    7. Barn Manager requires a 30 day written notice of intent to leave. If Owner chooses to remove his/her Horse(s) from Ridgewood Stables before the 30 days are complete, the $425/stall deposit will not be refunded.
    8. A dry stall fee of $425/month can be paid to hold an empty stall if it will be empty for more than 60 days.
    9. Barn Manager reserves the right to terminate this Agreement at any time if a situation warrants due to misconduct or if other unfavorable circumstances as determined solely by Barn Manager are found to exist.
    10. Clients who board at Ridgewood are expected to be part of the training program and must do at least one lesson or training ride a week which is a minimum of enrolling in the $240 training membership. If lessons cannot be taken for an extended period of time, they can be traded for lunging, handwalking, hand grazing, or a lesson on another horse.
    11. All Ridgewood and Elevate Equine Management clients must sign and abide by Elevate Equine Management, LLC and Elevate Equestrian by Jamie, LLC's rules and policies.
    12. This Agreement is the entire agreement between Owner and Barn Manager regarding the subject matter hereof and supersedes any prior oral and/or written agreements. No representations of any kind have been made by either party to induce making or signing of this Agreement.

  • 1. The undersigned hereby acknowledges that he/she is voluntarily participating in "Equine Activities", as defined by O. R. C. 2305.321, as a ruder, driver, handler, lessee, owner, agent, spectator, volunteer, boarder, trainer, or otherwise as a "Equine Activity Participant" as defined by O. R. C. 2305.321. The undersigned acknowledges that Equine Activities are inherently dangerous and involve risks of injury, death, or loss to person of property ("Harm" The Undersigned fully understands that this Release, Assumption of Risk, Wavier of Liability and Indemnity Agreement ("Agreement") includes, but is not limited to, "inherent risks of an equine activity" as defined by O. R. C. 2305.321, which includes, but is not limited to, any of the following:

    a. The propensity of an equine to behave in ways that may result in injury, death, loss to persons on or around an equine;
    b. The unpredictability of an equine's reaction to sounds, sudden movement, unfamiliar objects, persons, or other animals;
    c. Hazards, including, but not limited to, surface or subsurface conditions;
    d. A collision with another equine, another animal, a person, or an object; and/or
    e. The potential of an equine activity participant to act in a negligent manner that may contribute to injury, death, or loss to the person of the participant or to other persons, including but not limited to failing to maintain control over any equine or failing to act within the ability of the participant.


    2. RELEASE. The undersigned, his/her administrators, next of kin, heirs, successors and assigns, hereby releases Jamie Allison, Elevate Equine Management, LLC. Ridgewood Stables, LLC., their officials, officers, directors, employees, agents, personnel, volunteers, affiliated organizations, successors and assigns from all claims, including, but not limited to, liabilities of whatsoever kind or nature in law, equity, or otherwise, whether now known or unknown, suspected or unsuspected, and whether concealed or hidden, including but not limited to any state or federal statutory or common law claim or remedy of any kind whatsoever arising out of or in any way connected with any Harm to the undersigned, including Harm to the undersigned's horse, excepting only Harm that is caused by the willful or wanton conduct of Elevate Equine Management, LLC. Or Ridgewood Stables, LLC.
    3. ASSUMPTION OF RISK. The undersigned expressly assumes all risks of Harm to the undersigned, including Harm to the undersigned's horse.
    4. WAVIER OF LIABILITY. The undersigned agrees that he/she, nor anyone claiming through him/her, will bring, commence, prosecute, or maintain, or cause or permit to be brought, commenced, prosecuted, or maintained, any suit or action, either at law or in equity, in any court in the United States or in any state thereof, or elsewhere, against Jamie Allison, Elevate Equine Management, LLC, Ridgewood Stables, LLC, their officials, officers, directors, employees, agents, personnel, volunteers, affiliated organizations, successors and assigns, for, on account of, arising out of, or in any way connected with any Equine Activities. 
    5. INDEMNIFICATION. The undersigned agrees to defend, hold harmless, and indemnify Jamie Allison, Elevate Equine Management, LLC., Ridgewood Stables, LLC., from any and all liability, claims, costs, damages, and expenses, including but not limited to attorney fees, arising from or connect in any way to the undersigned's participation in any Equine Activities at or with Elevate Equine Management, LLC., or Ridgewood Stables, LLC. 
    6. ENTIRE AGREEMENT. This Agreement is the entire agreement of the parties and supersedes all prior oral and written understandings and agreements. This Agreement may be modified only by a written amendment signed by both parties. 
    7. SEVERABILITY. If any provision of the Agreement is found to be invalid or illegal by a court of competent jurisdiction, the remaining provisions shall be construed as if the affected provision had not been included in order to effectuate the intent of the parties. 
    8. OHIO LAW. This Agreement shall be construed in accordance with and governed by the laws of the State of Ohio (without regard to the principals of conflict of laws thereof Additionally, the undersigned agrees that all causes of action related to any equine activities at or with Elevate Equine Management, LLC. Or Ridgewood Stables, LLC. shall be brought in an appropriate court of jurisdiction in Medina County, Ohio. 
    9. O.R.C. 2305.321. The undersigned expressly agrees that Jamie Allison, Elevate Equine Management, LLC., and Ridgewood Stables, LLC. is entitled to immunity to the fullest extent possible as provided by O.R.C. 2305.321 (a copy of which will be provided upon request 
    10. MINOR CHILD. If the person participating in the activities at or with Elevate Equine Management, LLC. is a minor (under the age of 18), the parent, or legal guardian of the minor must sign this Agreement. By signing this Agreement, the parent or legal guardian agrees to the terms of this Agreement both individually and on behalf of his/her minor
    11. CONSIDERATION. The undersigned acknowledges and accepts that there is valid consideration for this agreement, which is his/her participation in activities at or with Elevate Equine Management, LLC., or Ridgewood Stables, LLC. 
    12. REPRESENTATIONS. By signed below, the undersigned acknowledges that he/she has read and fully understands this Agreement and is voluntarily signing the same.

  • Barn Rules

  • 1. Barn hours are from 8:30am-9:30pm. The lights in the indoor shut off automatically at 9:30 to keep utilities down and give the horses some quiet time. If the outdoors are open you are welcome to come before 9am to ride.
    2. Anyone under 18 years old must be supervised by an adult after 8pm. and anyone under 14 years old must be supervised by an adult at all times
    3. No jumping under 18 years old unless supervised by an adult or authorized by your trainer.
    4. Riders can only jump in the grass ring if scheduled in a lesson or with permission from management so we can protect the footing.
    5. Please check with management (or the boarders page) if the outdoor arenas seem wet so we can protect the footing.
    6. Please clean up after yourselves in the groom stalls and wash racks before you leave them with your horse. We all want to keep our farm beautiful!
    7. Please put all your belongings away to reduce clutter and reduce the chance of items becoming misplaced or damaged.
    8. Boarders may use their horse's designated pastures after hours weather permitting, please check with management or the boarder's page to confirm, there are NO exceptions to this rule, even on Sundays.
    9. Paddock turnout permitted after hours weather permitting.
    10. You must remain on the property or designate someone to be responsible for your horses if turned out after hours, horses are accident prone and require supervision. You may not use an employee who is actively on the clock to supervise your horse.
    11. Only one horse lunging at a time in a ring if someone is riding.
    12. Always ask those riding in the indoor if they are comfortable before lunging.
    13. If you set up jumps or ground poles please put them away so it is easier to drag the ring.
    14. Please do not dump anything down the drains - water buckets, manure, dirt from hooves, etc.
    15. Always hang hose properly and do not let horses step on hoses or nozzles.
    16. All trash must be thrown away.
    17. Stalls are not cleaned on Sundays or holidays.
    18. If you choose to clean your horse's stall on a Sunday or holiday please leave the mess under the water buckets so we can remove into the spreader easily the following day.
    19. No shavings are to be added to a stall without permission from management, you are welcome to arrange purchasing extra shavings per the boarding agreement.
    20. Please DO NOT take hay and DO NOT open bales. Only management will feed hay.
    21. Please do not take extra grain without permission from management.
    22. If you are leaving for a show or trip please give 24 hour notice for management to prepare hay and grain for you to take in a timely manner. Please make sure you bring any leftover hay or grain back to the farm when you return.
    23. Only two blankets on a stall at a time nicely folded to allow tractor to pass easily.
    24. Please only one halter and lead rope per door.
    25. Please only leave items for turnout on the stall door.
    26. Horses are allowed one fan per stall purchased by boarder and installed by management. Please only purchase fans with encased motors.
    27. Please do not store extra feed in your lockers or feed room due to mice.
    28. Supplements must be kept neatly stored in Smartpak drawers in the feed room, they must have your horse's name on them and be marked AM and PM if needed. It is the owners/leasers responsibility to purchase and refill supplements.
    29. Stall gates are permitted as long as your horse does not chew or lunge out.
    30. If something breaks please tell management immediately. We cannot address problems we are unaware of.
    31. ALL DOGS ON LEASHES and dogs are NOT permitted to be left in the viewing room unattended.
    32. NO smoking in or near the barn at any time.

  • Turn Out Policy

  • 1. RWS will turn out horses 6 days a week weather permitting excluding Sundays, holidays, and excluding the appropriate time to rest the grass pastures.
    2. Summer turnout hours are between 6:30am-3pm weather permitting
    3. Winter turnout is done in paddocks in two groups from 7am-10:30pm and 11am- 3pm weather permitting.
    4. Please give notice to management the day/night before if you want your horse left in for the vet, farrier, or any other reason. A $20 fee can be paid if you would prefer the staff brings your horse in or if you forgot to give notice ahead of time.
    5. The use of paddock and pastures are available in the evening and on Sundays if they were open that day or with permission from management if the footing is questionable.
    6. Please only turn your horse out in their designated pasture, paddocks are first come first serve. Full time paddock horses are not permitted in the fields.
    7. Please remain on the property or designate someone who is not actively working for the farm to be responsible for your horses if turned out after hours.
    8. Please shut and latch all gates used to avoid damage from swinging open or closed. 
    9. During blanket season horses must have blankets with two leg straps or a heavy duty tail strap. 
    10. If we are struggling with herd dynamics we will speak to the owner of the horse responsible and discuss options, if a suitable herd cannot be found the horse will be placed on paddock turnout. 
    11. Please leave a chain on your door if your horse can be difficult to lead.

    Indoor turnout is permitted if the indoor is available and no one is ready to ride or lesson. We can all be respectful and help each other out but riding and lessons get priority. ***Do not leave your horse unattended while turned out in the indoor so horses do not chew jumps and do damage to the walls in the indoor.

  • Riding Policy

  • 1. HELMETS MUST BE WORN AT ALL TIMES WHILE ON THE BACK OF THE HORSE.
    2. Riding release forms are available by the office and must be filled out prior to riding.
    3. When riding with other please be courteous and call out where you are going.
    4. No one rider should monopolize any arena at any time.
    5. If your horse is having a bad day and lunging jeopardizes the safety of others please exit the arena and wait for the appropriate time to try again. We will all do our best to work together to keep everyone safe but the safety of the rider gets priority.
    6. Please always ask those riding if they feel comfortable with lunging.
    7. One horse lunging at a time if there are riders in the arena.
    8. If you set up jumps or ground poles please put them away so it is easier for the staff to drag the ring.
    9. No lunging in the outdoor arenas unless they are completely dry.
    10. Please stay off of all grass areas when they are soft. If horses make holes in the grass they can cause injuries to another horse.

  • Lessons & Training

  • 1. Lesson fees are due on the 1st of the month, if not paid by the 15th of the month a $25 late fee will be charged.
    2.***Rider agrees to pay full price for all missed lessons in which rider fails to give at least a 24-hour cancellation notification to Instructor. Make up lessons will be arranged for emergencies. ***
    3. Lessons with appropriate cancellation notice can be made up within 60 days
    4. If you are late for your lesson it will be shortened to keep the schedule consistent for the instructor.
    5. 30 day notice is required to change your lesson package or leave the program.
    6. There will be a holiday break built into the cost of lessons. There will be no lessons between Dec 24ᵗʰ and Dec 31ˢᵗ with the exception of full training clients.
    7. Checks are to be made to Elevate Equestrian, Zelle payments can be made to Elevatebyjamie@gmail.com and if you would like to pay weekly, cash can be used as payment at the time of the lesson.

    Lesson packages for Non-boarders:
    Once a week: $265/month
    Twice a week: $505/month
    Three times a week: $740/month

    Lesson packages for Boarders:
    Once a week: $240
    Twice a week: $480
    Three times a week: $715
    Full training (4-5 rides a week depending on schedule availability): $850/month

  • Horse Show Fees

  • 1. Coaching money is due at the time of the show and no later than your following lesson. If it is not paid by the following lesson, a $25 late fee will apply.
    2. A $50 accommodations fee per client will be charged for each overnight horse show in addition to coaching and shipping fees, unless it is a multiday Championship or FEI event, in which case accommodation cost will be split between the clients.
    3. If you do not braid your own horse, braiding must be organized 48 hours ahead of time through Elevate, braiding is $45/horse Current coaching fees: Recognized event weekend $120 One day coaching $70 Multi-day jumper/dressage show $60/day

  • Shipping

  • 1. All shipping for clients who do not have their own trailer will be arranged by Elevate Equestrian.
    2. Jamie and Tiffany always get priority filling their trailer with paying clients, including last minute scratches, we own our equipment to make a living and must have the opportunity to do so.
    3. All clients who do not own their own trailer will pay the appropriate shipping rates regardless of who they are shipping with.
    4. $150 deposit for away shows and $50 deposit for local shows will be required by the closing date of each horse show to secure a shipping spot. We enter shows based on quantity of participants therefore this deposit is non refundable unless the shipping spot can be filled.

  • Clinics

  • 1. Clinic fees are non refundable 7 days prior to your lesson unless another rider can fill your spot.
    2. Jumps set for clinics should not be changed until the clinic is finished.

  • Sales

  • 1. All horses sold from Ridgewood must be marketed and represented by Elevate Equestrian and sign the sale contract
    2. Standard 10% commission will be owed by sellers/owners/buyers.

  • Photography/Media

  • 1. All Things Beautiful Photography is our resident photographer, no additional fees will be added to your session. However, any outside photographers coming to Ridgewood Stables for portraits, senior sessions, equine sessions or sales photos will owe a $30 facility fee to Elevate Equine Management.
    2. Any outside sessions must have approval and be scheduled with management to avoid training conflicts.
