Application Terms & Disclosures
Application Fee: $80 per adult (18+), non‑refundable, not applied to the deposit.

Processing Time: 3–5 business days excluding weekends/holidays; some applications may take longer. You will be contacted immediately upon approval or denial.

Definitions: Applicant (18+, applies & pays fee), Occupant (dependent 18+ with proof; not financially responsible; still applies & pays fee; minors need not apply), Tenant (18+ and financially responsible), Guarantor (18+, non‑resident, guarantees payment; separate application & fee; must qualify without contingencies).

Screening: third‑party credit, background, rental history & income verification. Income ≥ 2.5× rent; guarantor ≥ 3×. Disqualifiers include landlord debt within 7 years; eviction filing within 3 years or multiple within 7; excessive collections/delinquencies; certain violent/sexual offenses; falsified information. Non‑violent conviction appeals may be considered.

Approval Steps: If approved, within 24 hours pay a $175 administrative/holding fee (applied to move‑in costs). Within 2 business days of notice, sign the lease and pay security deposit (certified funds). Failure to complete on time may forfeit $75 of the admin fee; $100 refundable.

Move‑In Funds: Security deposit and first full month’s rent due in certified funds (pet rent when applicable). Regardless of move‑in date, the first full month’s rent is due; any pro‑rated amount applies to month two.

Pets: If allowed, non‑refundable pet rent $125/month per pet (max 2) + $250 refundable pet deposit. Failure to disclose pets may result in a 7‑Day Non‑Right to Cure Notice.

Holding: No property is held more than 2 weeks from application date unless owner approves in writing. Keys are released on the first day of occupancy only.

FCRA: If denied based on screening, you will receive an adverse action notice with the screening company’s contact details; they did not make the decision. You have the right to obtain a free copy of your report and dispute inaccuracies.
