Commercial Point of Sale Inspection Application
Village Ordinance Section 22-89 Point of Sale: No owner, agent or person in charge of a one-family, two-family, or multiple family dwelling unit or structure, or commercial/industrial structure, shall sell for a valuable consideration such unit or structure unless such unit or structure shall be inspected and determined to be in compliance with all of the Building Codes, health laws and Ordinances of the Village of Glenwood as evidenced by a Certificate of Occupancy issued by the Building Inspector prior to the date of closing. This inspection is not meant to take the place of a private home inspection, nor will it cover the same items. The first and subsequent re-inspection is included in the cost. Any additional inspections or failure of the owner/agent/designee to appear for a scheduled inspection will require additional fees. In issuing a Certificate of Compliance, whether temporary or permanent, the Village of Glenwood does not make any warranty, representation or statement nor does it intend to insure or guarantee to either the Buyer or Seller of the property subject to the Point- of-Sale Inspection or any of their designees, agents, representatives, heirs, or assigns, or any other interested party. Nor does the Village of Glenwood affirm that there are no additional unnoted violations relative to any other provisions of any of the codified ordinances of the Village of Glenwood, the International Code Council 2003 Editions or any other of the rules or regulations of the All inspections are good for a period of six (6) months.
