  • I acknowledge that all new vacant properties, and properties between residents, are required to be rekeyed to reduce liability and increase resident safety. Rekeying will be completed once the turn process begins, and new keys will be provided. The rekey charge will be billed back exactly as charged by the vendor, typically ranging from $75–$150 depending on the number of doors. Management company may choose to replace keyed lock with digital access to control access to the property
  • I acknowledge that all properties under Timberline Property Management are required to maintain a landlord insurance policy with Timberline Property Management listed as Additional Insured (not Additional Interest). I understand that:Timberline cannot begin work at my property until proof of insurance is provided. If proof of insurance is not received within 14 days, my property may be auto-enrolled in Timberline’s group policy (if applicable) and the associated coverage cost will be charged back to owner monthly. I may be removed from Timberline’s policy at any time once valid proof of insurance is submitted (monthly charges cannot be pro-rated or refunded).
  • To get started, we require an initial owner contribution of $750 to begin service. You can electronically transfer the funds using your Owner Portal once your account is set up. If work is needed exceeding the initial owner contribution, we may request additional funds. Unused funds will establish the initial Operating Reserve
