Roper Hospital has been a cornerstone of downtown Charleston for nearly 170 years, tracing its origins back to 1856 when Colonel Thomas Roper’s bequest established the first Roper Hospital on Queen Street. As South Carolina’s first community hospital, it served generations in the heart of the city. That legacy continued until 2024, when the downtown facility was sold as part of a strategic shift toward a new medical campus in North Charleston. The site consists of several parcels totaling 27.4 acres and is located along Mall Drive and Lacross Road in Charleston, South Carolina. The site is centrally located within the Roper St. Francis Healthcare system and the Lowcountry region. The full medical campus relocation consists of a 774,000 sq. ft Hospital, an 80,000 sq.ft Medical Office Building, and (2) Precast Parking Structures. Construction also includes the demolition of five existing buildings, demolition of the existing and installation of new storm water conveyance system, relocation of a cell phone tower, and road improvements.
