This form is intended for requesting a selective variance for projects that encroach upon Snowline setbacks (20’ front, 8’ side and rear, trail easement-15’, highway buffer-20’) or for buildings exceeding two stories. The Architectural Control Committee has determined that any of the following proposed projects encroaching in the setbacks require a selective variance.
Septic systems: Including tanks, drain fields, reserve drain fields or any septic component.
Buildings or structures: Includes any portion of the house, additions, sheds, wood sheds, garages, hot tubs with or without a roof, decks or any other structure located within the setbacks.
Landscaping/Hardscaping: Driveway modifications or extensions, significant landscaping, privacy screen panels, rock or other retaining walls, walkways or paths, or any other modification to the natural vegetation within the setbacks.
Buildings greater than 2 stories: Following years of precedent, Snowline will only accept variances for buildings greater than 2 stories if Whatcom County identifies the first floor as a basement. Check with the Whatcom County Planning & Development Services on what requirements are needed to achieve this.
