  • This document consolidates the Standards of Practice (SOPs) for sub-contractors working with Whitley Builders Limited.

    General Requirements (All Sub-contractors)
    These rules apply to all sub-contractors.

     Customer and Professional Conduct

    • Always be patient and polite to any customer or their representative.
    • You will conduct all your work diligently and in a good workman like manner.
    • Our goal is to provide the best service and quality to our customers as possible.
    • You must provide proof of valid public liability insurance.

    Health and Safety

    • You are responsible for your own and others' health and safety.
    • Appropriate Personal Protective Equipment (PPE) must be always worn on site. This includes, when required, hi-vis vest, dust masks, ear defenders, safety boots, goggles, and dust suppression when cutting.
    • All workers will wear and maintain all personal protective equipment.
    • Provide Health and Safety Policy and Risk Assessments, reviewing every project.
    • No smoking on site or in customers' houses.

    Working Area Cleanliness

    • You and your colleagues will leave your working areas clean, tidy, and safe at the end of each working day. Failing to do this will incur counter charges to you at £30/hour +VAT if Whitley Builders carries this out.
    • Please submit progress photos on the WhatsApp group.

    Variations and Additional Work

    • You will never quote for any additional work directly to our customer without our prior consent.
    • Urgent or immediate additional work or changes instructed by the customer must be detailed using the online form here: https://forms.office.com/e/ybRjPPEZx3 this should only be completed by the customer.
    • Never accept verbal instructions from customers.
    • No extra costs will be paid by Whitley Builders without following this process.

    Payment Terms

    • Invoices raised will be processed within 7 days of receipt.
    • You must determine labour and materials on the invoice or 100% of the invoice will be reduced by your HMRC tax rate.
    • Agreed and approved variations and extras will be processed in the same way as noted above.
    • Provide UTR, National Insurance Number, address, and bank details (as applicable).

     

    Specific Requirements

     

     Electrical Sub-Contractors

    • You will conduct all your work in accordance with any regulations or governing bodies.
    • You will be expected to meet with the customer at the start of the project to discuss the electrical requirements, mark up plans, and provide costs to Whitley Builders for any changes or additional work. These will then form the "working drawings".
    • Ensure information is sought regarding heights of wall lights, position of spotlights from walls, and kitchen appliances ratings, to avoid any on-site delays when the 1st fix work begins.

    Payment Schedule

    45% of the original quotation should be issued on completion of the 1st fix wiring of the quotation.

    Final 55% will be paid on successful completion of all works relating to the quotation and certificates is provided to Whitley Builders.

     

    Plumbing and Heating Sub-Contractors

    1st Fix Requirements

    • 1st fix all plumbing and pipework to be capped, and pressure tested on completion of this stage.
    • This must be photographed and sent to Whitley Builders, including the pressure test reading for each closed circuit.
    • This ensures minimum risk of leaks.
    • Check all positions of boilers, sanitary-ware, and radiators against drawings; check with the client locations prior to installation.
    • Check 1st fix plumbing and waste positions are correct with the drawings/designs provided prior to walls and floors being closed in.

    2nd Fix and Completion Requirements

    • At the second fix stage (bathrooms), check all wastes, W.C’s, showers, basins, and taps are all working as they should.
    • Provide a pressure test and photo of any new or modified soil and vent pipe installations.
    • When complete, explain to the customer how things work and any controls or user-related maintenance.
    • Provide clean instruction manuals for any appliances installed.
    • You are welcome to make arrangements for the future servicing of boilers and cylinders.

     

    Payment Schedule
