If you have selected ‘No’ for office key usage, you acknowledge and agree to accommodate access for tradespeople at times that align with their availability. Where reasonable access cannot be provided, this may result in delays to the completion of maintenance or repairs. In such circumstances, the Agent may be required to issue a 48-hour written access notice to facilitate entry for the contractor, in accordance with the Residential Tenancies Act 2010 (NSW).

Tenant Acknowledgement
The Tenant/s understand and agreement to the following terms regarding maintenance and repair procedures; Reporting Maintenance - All maintenance must be reported promptly in writing through the Agency’s approved maintenance request system. Failure to report maintenance in a timely manner may result in further damage and associated costs being passed on to the Tenant. Tenant Liability - If, upon inspection or completion of works, the damage or fault is found to be caused by Tenant misuse, neglect, or accidental damage, the Tenant acknowledges they will be liable for the cost of repairs, including associated call-out or trade fees. Access for Repairs & Assessments - Tenants must not interfere with, delay, or deny access to authorised tradespeople, contractors, the Landlord, or Agency representatives who are attending to assess, review, or complete approved repairs. If access is refused or not possible, the Agency will issue a formal 48-hour notice of entry in accordance with the Residential Tenancies Act 2010 (NSW), and office keys will be provided to the attending party to ensure repairs proceed. Pets and Site Safety - The Tenant must ensure all pets are properly secured at the time of attendance. The Agency, Landlord, or attending tradesperson will not be responsible for unsecured pets or any incidents arising from access to the premises. Landlord-Authorised Works - The Landlord retains the right to authorise their own preferred tradespeople or attend personally to carry out approved works. In such cases, the Landlord may be present on the property for the duration of the works, subject to the required notice provisions. Workplace Health & Safety - All attending trades and Agency representatives are required to comply with WHS obligations. The Tenant agrees to maintain a safe environment and to alert the Agency of any known hazards prior to attendance. Unresolved or Recurrent Issues - Tenants must notify the Agency if a reported issue remains unresolved within a reasonable timeframe. Repeated or unapproved interference with works may be considered a breach of tenancy obligations.
